Got three quotes for your patio and they’re $4,000 apart? Here’s why — and what it actually means.
Price variance in hardscape quotes is one of the most confusing parts of the hiring process. A $5,000 quote and a $12,000 quote for ‘the same patio’ aren’t actually for the same patio project. Here’s what drives the gap:
🚧 Base preparation. Proper concrete work requires a well-compacted, graded base, and a well-installed overlay requires a well-prepped substrate. Cutting corners here — skipping gravel, under-compacting, or pouring over an inadequate surface — saves money upfront and causes problems within a 2-5 years.
🚧 Product quality. For concrete, it’s PSI rating, rebar quality, and fiber reinforcement that affect durability. For overlays, there’s a wide range of overlay systems on the market — from commodity products to engineered systems like VistaStone. The chemistry of what goes on your surface determines how long it lasts and how it holds color.
🚧 Labor and experience. An experienced crew that has done hundreds of installations will consistently outperform a low-cost team doing it for the first time. Hardscape is a skilled trade. So is the coordination and management of the project. Who’s your point of contact? Do they know what’s going on? Do they have any authority if something’s not right?
🚧 Insurance and licensing. Concrete work is not licensed in Texas, so you’ve got to do your own homework. Legitimate contractors carry GL insurance and workers comp. Those costs get built into the price. The contractor without them is cheaper — until something goes wrong.
Our recommendation: don’t compare quotes by total price. Compare them line by line — materials, base prep, thickness, warranty. That’s the only way to make an apples-to-apples comparison.
