[}~ Commercial Inspections ~{]
When buying a small building or an office within a larger building, you need an inspection that focuses only on issues that are relevant to the purchase. Our inspection and report are focused on issues that are unique to the property and include a complete survey of property conditions. This is ideal for a client comfortable in performing his or her own cost analysis for repairing or replacing defective items. Remember, a defective roof alone could cost you tens of thousands of dollars. Pre and post lease inspections (for landlords or tenants and owners). Long-term leases may hold the tenant responsible for many, if not all, repairs to the building. Prior to signing a long-term lease, a tenant should know if the building needs a new roof, upgraded electrical service, etc. Likewise, at the end of a long-term lease, a tenant might consider RiteSite to perform a commercial building inspection to document the condition of the building as they left it. "Building Energy Audit"
1) Check the tightness/looseness of the building. This entails running blower door testing to put a negative pressure in the
building and determine the need to button up or open up the building.
2) Check the HVAC system for efficiency.
3) Check the gas fixtures for leaks and conduct pressure checks to make sure no gas is in the air.
4) Check the insulation and R values of the building envelope.
5) Check the envelope, both interior and exterior, to determine energy grabbing deficiencies or energy wasting items. This includes landscaping, building orientation, etc.
6) Conduct an area drive by to determine factors that could cause air quality issues.
7) Determination of building use and occupancy for interior air quality calculations.
[}~ Residential Inspections ~{]
When buying a your first home, an older home or a home you plan on renting, you need an inspection that focuses only on issues that are relevant to the purchase. This is ideal for a first time home buyer, or this might be the second home you've purchased or a home you plan on renting. Remember, a defective roof alone could cost you thousands of dollars.
