Why do roofs leak?
We hear this question over and over...
There are several reasons that your roof can leak:
*Pipe Boot Failure - there area around pipe boot is usually rubber and after time, this component can fracture and crack allowing water to seep in to your home causing interior damage
*Popped Nails - When your roof was placed on, your shingles were nailed down and secured to the roof. Over time, your roof and it's cover expands and contracts causing those nails to back out of their spots, when they do - it leaves a nice little gap for water and weather to come in.
*Shingle Damage - As we said before your materials expand and contract in the weather. Your materials will break down. This will cause, tears, granular loss, curling and breakage. Yes, even on that warrantied roof of 50 years.
*Gutter Debris - If you have a gutter full of leaves and junk that are never cleaned out and dealt with surely you are in for a back up in the gutter. Gutters are designed to drain water away so that your home is not holding on to it.
*Cracked Flashing - Flashing is important part of a roof, it's main job is to push water and keep water away from main critical areas, it can become cracked and not seal properly.
*Chimneys - Water can get into the joints of brick or siding or under a chimney cap if these items are not tended to. Just like your roof, materials will break down in the weather.
*Skylights - skylights can leak soley on not being installed properly. Every skylight usually has flashing around the edges that are exposed to weather and may crack, dry and become brittle and allow water to come in.
*Poor Roof Maintenance - as with your car and everything else, your roof should be maintained. All these items we have included should be checked thoroughly and properly and repaired before inclement weather to avoid leaks.
