Most communities give you a lot and a list of rules.

Queensland gives you an acre, and room to actually use it.

🏊 Pools are approved.

🏡 Fences are approved.

🛖 Outbuildings are approved.

The HOA exists to protect the character of the community, not to tell you what color to paint your shutters.

The homes start in the high $600s and include things most builders charge extra for: brick on all four sides, a three-car side entry garage, hardwood in the kitchen and nook, 42-inch upper cabinets, and tile in the mudroom and laundry. Kristina walks every family through the full spec sheet so you know exactly what's included before you start making decisions.

Nine homesites total. Five still available — including Lot 9, the largest at 1.45 acres, and Lot 2, which backs up to the wetlands area on the east side of the property. If you want to see what's left and talk through what building here would actually look like, we'd love to show you.

🏖️ Stony Creek Metropark — 6-mile paved loop for biking or running, Eastwood Beach with a full playground, paddleboards, volleyball, and sunsets at the boat launch that people genuinely drive out for. The full summer experience in one park.

🌾 Wolcott Mill Metropark — Trails run along both sides of the Clinton River through woods and cliff edges, plus a Historic Farm Center with animals that kids love. Locals call it a hidden gem.

🌲 Addison Oaks County Park — Beautiful trail network, kayaking on the lake, camping if you’re making a full weekend of it. There’s also a solar system scale model built right into one of the trail paths. Walk from the sun to Neptune.

⛰️ Bald Mountain State Recreation Area — More rugged than the others. A disc golf course with a real hike built in, multiple lakes, and open until 10pm. Good for the crowd that wants a little more grit.

🚴 Macomb Orchard Trail — Paved trail from Clinton Township all the way up through Romeo and into Armada. Farmland, tree canopy, streams. The Romeo to Armada stretch feels like you left the suburbs behind.

Not every family needs two stories.

Some families want everything on one level: the primary suite, the kitchen, the mudroom, all of it, without stairs becoming part of the daily routine. That's what Orchard Lane was designed for.

Two homesites remain in Washington Township. Each is just under an acre. No HOA, just a shared road maintenance agreement to keep the private drive in good shape.

We started with 9 gorgeous homesites, we have 5 left.

Queensland Estates in Bruce Township: a small, private community where every home sits on more than an acre.

Off 35 Mile Road between Van D**e and Gould, it feels further from everything than it actually is. The lots range from 1.10 to 1.45 acres. Each one comes with a daylight, walkout, or garden view basement depending on where it sits on the property. Brick on all four sides. Three-car side entry garage. Most builders give you a number.

We give you three, and we make sure you understand all of them before you commit to anything.
