One of the first questions we get after a contract is signed: do we stay in the house or move out?

The answer depends on how much of your home the project takes offline. We sort it into four levels.

One bathroom or one room: stay. The dust is easy to contain and daily life barely changes. If the loud days wear on you, take a short trip during demo.

The kitchen: most families stay. The refrigerator and coffee maker move to another room, dishes go in the laundry sink, and you eat out more. It's not your normal kitchen, but the house still works.

Kitchen plus bathrooms, or most of the flooring: this is the one to talk through with your builder. A big share of the house is offline at once. Tearing out tile also throws off fine silica dust, so plan to be somewhere else for that stretch, especially with young kids or anyone with asthma or allergies.

A full home remodel: move out. Furniture goes to storage. We need a clear house to run the job well and finish it as fast as possible.

A home flipper rushed this Belle Isle bathroom. The toilet sat four inches off the back wall. The shower was oversized for no real reason and ate the space the room needed for storage. There was nowhere to keep towels or toiletries, and two separate vanities sat where one custom fit piece belonged.

We moved the plumbing so the toilet sits flush to the wall. Then we made the shower smaller while keeping a large footprint. A fixed glass panel on a half wall and a frameless door with brass hinges keep it open to the room. Inside it's large format greige stone look tile in a stacked pattern, a square mosaic floor, a built-in bench, and a recessed niche with a dark green tile back. The rain head, handheld and trim are all brushed brass.

The space the old shower wasted is now a tall linen cabinet with adjustable shelves, built from the same light wood as the new custom vanity. The vanity has flat slab drawers, slim brass edge pulls and a white stone look top, with a brass framed mirror and a glass cylinder sconce on each side. A green 6x6 tile wall gives the room its focal point.

Fixing a flip means fixing the layout, not just changing finishes. Swipe for the before.

A laundry room remodel in Windermere.

The client came to us with a clear vision for the space. We brought in one of our local custom cabinetry partners to build and install cabinets sized to fit the room exactly, then handled everything else: Calacatta Lux quartz across the folding counter and sink run with a waterfall edge down the side, a full height picket tile backsplash, a brass hanging rod for hang dry items, and a deep Ruvati fireclay sink with a pulldown faucet.

We also replaced the old flooring with a smoother tile that wipes clean and holds up to daily traffic.

This bathroom felt dark and closed off. The shower was a dingy cave behind a wall and a privacy glass door, with a small window opening cut in that wall as the only way to see into it.

So we took the wall down to a half wall, capped it in quartz, and set a frameless glass panel on top. Same footprint. The privacy glass is gone and the shower reads as part of the room now instead of a closet you step into.

Inside, the old small square floor tile and center drain came out. We ran a tile inset linear drain wall to wall, which lets the floor pitch in one direction and lets us use large format tile on the floor instead of mosaic.

There was a corner bench in the old shower, but it was too small to sit on. It just ended up being a table for shampoo bottles. We built a full width bench you can actually use, and made the niche big enough to hold what was already piling up on that corner.

Walls are large format porcelain slab with blue and gold veining, set with minimal seams so the pattern runs across the wall instead of breaking every foot.
On the vanity side we kept what was working. The cabinet boxes, the mirrors, and the light fixtures all stayed. The cabinets went from black to navy, and we set new quartz counters with rectangular undermount sinks and new hardware.

Not every bathroom needs to be torn down to the studs. Keep what is good, and spend where it changes how the room works.
