This bathroom had a drop in tub nobody used and a shower that did not match the size of the room. We find that all the time in primary baths. Big footprint, big tub, and a shower sized like an afterthought.

So we swapped them.

The tub took up the best wall in the room. It came out and a full shower went in that footprint. Walls are Maximo Vita Bella Blue 24x48 polished porcelain from Floor & Decor, floor is the matte hexagon mosaic from the same line. Glass panels on a half wall, matte black fixtures, square rain head with a handheld on a riser, and one large niche trimmed in black.

Once the new shower was in, the old one had no job left, so we tore it out. A floor to ceiling storage tower went in that space, ordered to match the existing cabinetry.
If you are wondering why we did not open the space up completely, here is the answer. This bathroom is on the second floor directly above the fireplace, and the flue runs inside the wall with the towel hangers. That wall stays.

At the vanity, the soffit and the side walls came out. That alcove was closing the vanity in and holding all the light in one recessed box overhead. With it gone, the run reads full width and we set sconces between the mirrors. We added recessed cans through the room too, so the space is lit evenly instead of lit in one spot.

The vanity, counters, and mirrors were already there and had been done recently. No reason to touch them. That is why the storage tower was ordered to match instead of replacing a vanity that was working fine.

We also added a ventilation fan over the toilet. Not a glamorous line item, but a bathroom with a new shower and no proper exhaust is a bathroom with a moisture problem coming.

Keep what works, fix what does not. Every project is different, and we are set up to handle whatever the house gives us.

We took a dated, closed-in Dover Shores kitchen in Orlando down to the block and rebuilt it: espresso cabinets, Calacatta Gold counters, and the home's original terrazzo floor brought back to life.

The full story is on our blog, including the full rewire, the change orders we found once the walls were open, and exactly where the budget went.

Are you wondering if you should remodel or move?

It is one of the bigger calls a homeowner makes, and the first instinct is usually to start scrolling listings. The better starting point is whether the house you already have can become the house you want.

A lot of the time, staying and remodeling comes out ahead, and here in Central Florida the property tax and rate math leans that way more than most people expect. This bathroom is a good example: same home, same street, a completely different space.

On the blog we lay the whole decision out, location, the real cost of moving, when moving genuinely makes more sense, and the numbers most people forget to run.

How long does a bathroom remodel actually take? A full guest bath runs about four weeks. A primary can take six or seven.

We broke a complete Central Florida bathroom gut down week by week, from demo and inspections through tile, cabinets, and the final panel of glass, and explained why doing it right takes the time it does.

Same footprint, completely different room. This Lake Mary primary bath went from dated builder grade to a clean modern build without moving a wall.

Out came the maple cabinets, brown granite, drop-in corner tub, and the cramped neo-angle shower. In went a charcoal double vanity with white quartz tops and undermount sinks, a freestanding soaking tub, and a walk-in shower wrapped in large format marble-look tile with a built-in bench, a recessed niche, and a basketweave marble floor.

Matte black carries the whole room. The faucets, the floor-mounted tub filler, the rainfall and handheld shower set, the arched mirrors, and the linear sconces all tie together against soft gray walls and large format concrete-look tile floors.

We took this one start to finish. Veteran owned and state certified, based in Apopka and serving Lake Mary, Longwood, Sanford, Winter Springs, and the surrounding Central Florida communities.
