This refinement to the permitting system is long overdue and has answered a long posed question of the true role of the CMOH and its value in the system.

The truth is that it was simply a carry over from an era before even WASA existed and did some items of interest which became redundant over the decades.

This move will streamline the permitting process but is not a cure ot all. Our experience with permitting has exposed us to many facets and the largest most pervasive issue is always time for processing and quality of submissions.

Resources in the state agencies can be remedied by the addition of roles internal and external. However quality of submission can only remedied externally through the use of trained technically sound service providers. The market is currently flooded with many software users who do not meet the threshold of competence for it but do operate in the industry because there are no controls.

Pet Peeve!!!!!! There are so many pictures from projects around Trinidad and Tobago showing foundation works starting up on residential projects and the top soil is still there, trapped in the foundation. This is poor industry practice, here is why:

Removing topsoil prevents structural instability and removes a significant termite threat. Topsoil is rich in organic matter and microorganisms, which decompose and rot over time. Foundation and or slab settlement can occur along with leaving nesting areas for termites.

Termites naturally interact with topsoil for moisture and food. Your home directly above becomes the next feeding ground.

Ensure your Quantity Surveyor and your Contractor have accounted for this cost in their respective estimates.
