Pet Peeve!!!!!! There are so many pictures from projects around Trinidad and Tobago showing foundation works starting up on residential projects and the top soil is still there, trapped in the foundation. This is poor industry practice, here is why:

Removing topsoil prevents structural instability and removes a significant termite threat. Topsoil is rich in organic matter and microorganisms, which decompose and rot over time. Foundation and or slab settlement can occur along with leaving nesting areas for termites.

Termites naturally interact with topsoil for moisture and food. Your home directly above becomes the next feeding ground.

Ensure your Quantity Surveyor and your Contractor have accounted for this cost in their respective estimates.

Some persons may have missed this, but we did not. It means so much we are happy to post it up again.

For many in the industry who interact with the construction permitting system, this is a significant step. We are aware more is being done and look forward to experiencing these changes along with our clients as they become a reality.

The Gov­ern­ment is set to over­haul Trinidad and To­ba­go’s con­struc­tion per­mit­ting sys­tem, with Cab­i­net ap­prov­ing the re­moval of a long-stand­ing pub­lic health ap­proval re­quire­ment in a bid to cut de­lays and stim­u­late de­vel­op­ment.

Some designs can stand out, this one definitely did.

This design was done for a steep hill environment where the intention was to maximize views and create unique social spaces with a cantilevered wrap around balcony accessible from the living room.

Owner parking was placed to the rear of the home and accessible via the driveway as shown with visitor parking carved out of the hillside at the base.

Guidance: Projects need to be explored before commitment is made. Work done to establish a project's feasibility from financial return on investment to constructability is key to informing decisions.

Often it can make the difference between the success of one project and the failure of another.

In this example our client sought to examine the feasibility of converting an existing non earning single storey residence into an income generating one.

Options were examined; casual conversational analysis will allow anyone to conclude what seems obvious - just rent it.

However, analysis of all variables proved it was not as simple as can be said. Following examination of five potential options, the client was then armed to make the appropriate data driven decision for this project.
