1 broken tile. That's all it takes to find out whether your builder sourced locally or not.

On the Coromandel, supply chains aren't the same as Auckland. A product that arrives in 2 days in the city can take 2 weeks to reach us, if it's still in stock at all.

That's why we lean hard on local suppliers and yards. We know who has what, what's available in the region, and what needs to come from elsewhere. That knowledge gets built into the project before we start, not after something goes wrong.

Replacement timber, matching hardware, an additional box of tiles from the same batch — these things are solvable when you've built the right local relationships over years.

For clients building from Auckland, this is one of those details that's easy to overlook when you're planning from a distance. We keep it front of mind so you don't have to.

Here's what nobody tells you about a finished home.

The big structural decisions, the floor plan, the roof pitch — those matter. But by the time your visitors walk through the door, they're not thinking about any of that.

They're running a hand along the joinery. They're noticing whether the paint edge at the ceiling is crisp or wavy. They're clocking the weight of a door handle.

Finishes are where a build either earns its reputation or quietly loses it.

We spend real time on this. Tile grout lines that are consistent from the first row to the last. Hardware that's chosen to suit the home, not just the budget line. Paint prep that takes longer than the painting itself.

The homes we're most proud of aren't always the largest. They're the ones where every room feels like someone gave a damn about the last 10%.
