Before worrying about the perfect floor plan, ask a bigger question:

What does your property need to do for you over the next 10 or 15 years?

Maybe your family will live exactly as it does today. Maybe parents will need support. Adult children may come home. Your work could change. Or you may eventually want another income stream from your land.

You don't need to predict the future perfectly.

The goal is to make sensible decisions today while keeping useful options available.

If a minor dwelling might be part of your future, three things become surprisingly important: access, services and privacy.

They are also three things that can become expensive or awkward to change after your main home, driveway and landscaping are complete.

That doesn't mean you need plans for a second house sitting in a drawer.

It means asking a few sensible questions early. Where could another driveway go? How could services reach the site? Could both homes have private outdoor areas?

A little thinking at the design stage can keep a lot more options open later.

When planning a new home, there is a big difference between designing a house and designing a property.

Your home needs to respond to sun, views, wind, privacy, access and outdoor living. If a future minor dwelling is possible, that adds another layer.

Where would its driveway go? How could services reach it? Would both homes have privacy? Would it take over the best part of your outdoor living area?

You do not need every answer today. You simply want to avoid making decisions now that remove good options later.

You may not need a minor dwelling today. But could your property need one in ten years?

For some families, it could provide a place for ageing parents. For others, it could help adult children, create rental income or simply give the property more flexibility as life changes.

The important part is not only deciding whether you want one. It is making sure the home you build today does not make that option unnecessarily difficult later.

Things such as access, services, privacy, sun and where the main home sits on the section can make a big difference.

Bring what you already have — a plan you've saved, a rough sketch, some photos, your section information or simply a list of things you want your new home to do.

From there, we can talk about how you live, what your land offers and what might work within your budget.
