The biggest ones are usually anything exposed to water, weather, or movement.

Bathrooms, kitchens, roofs, gutters, decks, exterior joinery, and painted surfaces are all worth checking now and then.

For most consented work, yes.

Even on smaller jobs, having decent plans makes life easier all round. It helps define the scope, keeps everyone on the same page, and gives you a better shot at accurate pricing.

For jobs that do not require consent, we can still provide plans and measurements so there is a clear record of what is being done.

FAQ - Do I need a building consent for a new build?

Yep, you do!

All new builds need building consent, so the council can check the plans meet the New Zealand Building Code before anything gets underway.

One thing we always like to be upfront about is this: a new build takes a fair bit of planning before anyone even turns up on site.

There is usually concept design, working drawings, pricing, engineering, and council approvals to get through first.

For a standard home, it is realistic to allow around 3 to 6 months for that upfront stage, and longer again if the site is rural, sloping, tricky, or needs extra approvals.
