The details that don't make the brochure

Nobody walks into a finished warehouse and admires the flashings.

They would notice if they leaked, though.

The bolted connection that has been torqued and checked. The precast joint sealed right the first time. The fall on the slab that sends water where it should go.

These parts of a build never make the brochure. They are also the parts that decide whether a building still performs in 30 years.

An owner-occupier and an investor can buy the same site and need very different buildings.

Owner-occupiers usually want the building shaped tightly around how the business runs: exact office size, set dock positions, racking planned to the pallet.

Investors need to think about the next tenant, and the one after that:
• Spaces that can be split for more than one tenant
• Stud heights and clear spans that suit a wide range of users
• Services and access that allow future subdivision
• A finish level that holds rent and value

Neither is wrong. The mistake is not deciding which one you are building before design starts.

Seven stages. One team accountable for all of them.

Most commercial builds involve a long list of stakeholders: designer, engineer, local planners, QS, builder, fit-out. When something falls between them, the client is usually the one who finds it.

Our design, QS and construction teams are in-house, so:
• Pricing is tested against the design as it develops, not after
• Consent issues are picked up by the people who will build it
• You have one contact from first sketch to handover

It is not the only way to build. We think it is the one that gives clients the most certainty.
