This post is a bit personal, close to our heart and close to home: a new chapter is taking shape!

After years of growing the business, it's exciting to finally create a space that's truly our own. Moving into a new office in the heart of Newmarket, nestled alongside Maungawhau, our new building has a rich history, previously home to one of New Zealand's iconic architecture firms.

We wanted to create a place where people feel welcome, a space for connection, comfort and community. Somewhere that feels like a second home, where partnerships are built, great conversations happen, meaningful work is done, and genuine aroha for our clients, our community and what we do, is felt every day.

Creating a workplace that reflects who we are, thoughtfully designed, functional, and proving you don't need an unlimited budget to achieve a premium result. Elevating the everyday.

𝐇𝐞 𝐖ā𝐡𝐢 𝐑𝐚𝐧𝐠𝐢𝐦ā𝐫𝐢𝐞 - 𝐀 𝐩𝐥𝐚𝐜𝐞 𝐨𝐟 𝐩𝐞𝐚𝐜𝐞, 𝐚𝐧𝐝 𝐚 𝐬𝐚𝐟𝐞 𝐡𝐚𝐯𝐞𝐧 𝐟𝐨𝐫 𝐡𝐞𝐚𝐥𝐢𝐧𝐠

PJM is proud to be supporting The Caughey Preston Trust on He Wāhi Rangimārie, a new housing community in Massey, Auckland.

This is a special project with a clear purpose: to create safe, stable, well-designed homes for wāhine whai ora, women on pathways to wellbeing, healing and independence.

The wider masterplan provides for 56 homes across the site, to be delivered in stages over the coming years. Stage 1 will deliver the first 24 homes, with civils works now underway and the first units planned for completion by June 2027.

The sustainability strategy for He Wāhi Rangimārie is grounded in kaitiakitanga, caring for whenua, wai, whānau and future generations. The design works with the site’s natural topography, limits unnecessary earthworks, and focuses on warm, dry, healthy homes that are affordable to run. The wider approach includes rainwater reuse, durable lower-carbon materials where practical, native planting, māra kai, biodiversity, waste minimisation and energy resilience, practical sustainability that supports wellbeing, community and long-term value.

He Wāhi Rangimārie carries a powerful legacy. The Caughey Preston Trust was established through the will of 𝐌𝐚𝐫𝐢𝐚𝐧𝐧𝐞 𝐂𝐚𝐮𝐠𝐡𝐞𝐲 𝐏𝐫𝐞𝐬𝐭𝐨𝐧 𝐌𝐁𝐄, philanthropist, pioneering businesswoman, and co-founder of what became Smith & Caughey’s. For generations, the Trust has supported aged, infirm and financially disadvantaged women. That purpose continues here, but in a new form: safe, stable, well-designed homes and a supportive community where wāhine whai ora can heal, rebuild and flourish. Grounded in values of manaakitanga, whanaungatanga, kaitiakitanga and aroha, this project is a natural next chapter for the Trust, honouring Marianne’s legacy while responding to today’s housing and wellbeing needs.

A wonderful project to be involved in.

Construction is just the beginning, the real outcome is what follows. This project will provide 50–100 years of security, dignity, and support to whānau, and that’s the part that matters most.

𝗪𝗮𝗶𝗽𝗮𝗽𝗮 𝗚𝗿𝗲𝗲𝗻 – Ō𝗺𝗼𝗸𝗼𝗿𝗼𝗮, 𝗧𝗮𝘂𝗿𝗮𝗻𝗴𝗮

𝗔𝗳𝗳𝗼𝗿𝗱𝗮𝗯𝗹𝗲 𝗛𝗼𝗺𝗲𝘀 𝗳𝗼𝗿 𝗙𝗶𝗿𝘀𝘁-𝗛𝗼𝗺𝗲 𝗕𝘂𝘆𝗲𝗿𝘀

Waipapa Green is a multi-stage residential development by New Zealand Housing Foundation, delivering approximately 100 affordable homes on the Ōmokoroa Peninsula near Tauranga. The project is primarily targeted at first-home buyers, supported through a shared equity model that helps households bridge the gap into home ownership.

The development includes a mix of detached homes, duplexes, and terraced typologies, ranging from one to three levels, and is being delivered across four stages. Stage 1 is now complete, with future stages progressing through design, consenting, procurement, and construction planning.

PJM has provided end-to-end project management support across both the civil and subdivision works, and the design, consenting and delivery of the staged housing programme. Our role has included coordinating civil delivery and infrastructure staging, managing interfaces between works packages, supporting tendering and procurement processes, and providing construction administration and delivery oversight through Stage 1.

Developments of this scale require careful management of infrastructure sequencing, approvals and service connections, and the constant balancing act of cost certainty, programme certainty, and buildability across a multi-year delivery horizon. PJM’s value has been in providing structure, coordination, and clear decision-making pathways to keep the overall masterplan moving forward—without losing control of the detail.

The masterplanning responds to the site’s natural topography and environmental setting, integrating walking and cycling connections, working with the contours of the land, and balancing communal and private spaces while maintaining efficient density. The result is a cohesive neighbourhood with consistent but varied built form, and a strong connection to the surrounding landscape.
