Why can't I build right to the edge of my fence?

The answer is simple: **setbacks**.

A setback is the minimum space you must leave between your building and your property boundary. It isn't wasted land—it's there for a reason.

Setbacks help with proper ventilation, natural lighting, drainage, privacy, safety, future maintenance, and access for emergency services. They also help keep neighbourhoods organised and ensure your building complies with approval requirements.

Ignoring setbacks can lead to delays in building approval, penalties, or even demolition of the affected part of the building.

Before you start building, it's always better to get it right than to spend money correcting mistakes later.

Why is this window so small? Or... Why is this one facing this direction?

Believe it or not, architects don't place windows randomly. There's a reason for every decision made by an architect.

The direction, size, and type of every window are influenced by several things—how much sunlight the room receives, the direction of the wind, privacy, the purpose of the room, security, and even the overall design of the house.

For example, a bedroom doesn't need the same type or size of window as a living room. A kitchen may need more ventilation, while a bathroom needs privacy without sacrificing natural light.

When windows are properly planned, your home feels brighter, cooler, more comfortable, and more energy-efficient.

The drawing says one thing... but the site does another

This is one of the biggest reasons buildings develop defects—or worse, fail completely.

As an architect, I've seen it happen too many times.

The architectural and structural drawings are properly designed. The engineer has done the calculations. Every beam, column, slab, reinforcement bar, and foundation has been carefully specified.

Then construction starts...

Suddenly, a **300mm beam becomes 225mm** because *"the carpenter has already cut the formwork."*

**16mm reinforcement bars become 12mm** because *"that's what is available on site."*

Stirrups are spaced farther apart to "save rods."

Foundation depths are reduced because *"the soil looks hard enough."*

And the most common response?

> **"Na so we dey do am... e no go fall."**

Here's the truth:

**Buildings don't fail because of the drawings. They fail because people ignore the drawings.**

Every dimension, bar size, spacing, lap length, and concrete cover exists for a reason. They aren't suggestions—they are engineering decisions backed by calculations.

The sad reality is that many clients never notice these changes. They assume everything is being built according to the approved drawings simply because work is progressing.

That is why **site supervision is just as important as good design.**

A brilliant design cannot compensate for poor ex*****on.

If you're investing millions into a building, don't allow shortcuts to determine its future. Insist on qualified professionals. Insist on proper supervision. Insist that the drawings are followed.

Because in construction...

❌ MYTH:
“The bigger the pillars, the stronger the building.”

✅ REALITY:
Oversized pillars do NOT automatically mean a stronger structure.

In fact, strength in construction comes from:
✔️ Proper structural calculations
✔️ Correct reinforcement detailing
✔️ Quality materials
✔️ Good soil analysis
✔️ Proper load distribution
✔️ Skilled workmanship

A poorly designed building with massive pillars can still fail.

Meanwhile, a properly engineered structure with correctly sized columns can last for decades safely and efficiently.

One major issue we see in Nigeria is people assuming:
“Big pillars = quality work.”

But oversized columns can:
