LASG WARNS AGAINST FRAUDULENT SALES OF GOVERNMENT LAND

The Lagos State Lands Bureau has warned against fraudulent sales of government land, just as it stepped up efforts to address incidents of defrauding unsuspecting members of the public by Land Grabbers, known as ‘Omonile’.

The Permanent Secretary, Lands Bureau, Mr. Bode Agoro, disclosed this, on Tuesday, while speaking at a stakeholders forum organised by the Bureau as part of the multifaceted approaches to sensitise members of the public on the increasing rate of fraudulent land transactions across the State.

He urged members of the Real Estate Developers Association of Nigeria (REDAN), Community Leaders, Land Surveyors and other key players in the real estate sector to see the Land Grabbers menace as a common enemy to the growth of the Real Estate sector and efficient Land Resources management in Lagos.

Agoro said, “These Land Grabbers/Omonile have now taken their game to a new level as they have the audacity to erect signposts bearing Lagos State Government logo and excision application file numbers in their desperate attempt to deceive the prospective buyers into believing that sales of such lands are genuine transactions and have government backing”.

“This engagement is, therefore, crucial at this material time as we cannot afford to fold our arms while some dubious persons continue to take advantage of hardworking and responsible Lagosians by selling illegal lands to them”, he added.

He stated further that the Omonile syndrome had become a big monster plaguing investment in real estate development in Lagos State, maintaining that if not nipped in the bud, it would fester and continue to prevent many well-meaning corporate organisations from making investment decisions due to the confusion, anarchy and avoidable conflicts caused by Land Grabbers’ activities.

Here are 12 Proved tips to help you successfully grow your construction business:

1. Build a great team.
In construction, your people are your business. Hire dependable, knowledgeable and skilled employees. Retain your best employees by promoting and rewarding them for their hard work and reliability.

2. Manage your business, but lead your people.
Your employees want to be led, not managed. Be a great leader and your employees will follow you anywhere. If you try and manage every aspect of your employees work they will think you have no confidence in their ability to make good decisions and properly do their jobs.

3. Invest in your business.
If you want to earn more business you have to invest time and money into your company. This means buying new equipment and technology when needed, training your employees and actively marketing your business.

4. Be selective to be profitable.

5. Get the word out.
Word of mouth remains the number one method most construction companies use to market their business and earn more work. Encourage your best customers to tell others about the great work your company does.

6. Play to your strengths.
Would you rather have your company be known as a decent all-around general contracting firm or the best general contractor doing LEED-certified hotel renovations? Finding a niche market or specializing in a specific industry can set you apart from your competitors.

7. Network to earn more work.
One of the best ways to network is to join and be active in the local chapter of a trade association. Networking can be a useful tool to build brand awareness for your company, generate leads and find vendors. Being active and giving back to your community is also a great networking opportunity for your business.

8. Quality is king.
Tread carefully when considering any measure that could sacrifice the quality of your work. Cutting corners to reduce costs speed up completion of a project can be detrimental. Your company’s reputation for doing quality work is only as good as your last project so never compromise your high standards of performing quality work.

9. Change is good.
Adaptability is one of the keys to success in the construction industry. As we’ve seen with the recent recession, construction can be quite a volatile industry. If you are unwilling to make adjustments in your business to keep up with the changing trends you are setting yourself up for failure.

10. Give great customer service.
Pleasing your clients should be a top priority. This doesn’t mean you have to cave to their every demand. You should be actively communicating with your client on all aspects of a project so you can be equal partners in the decision-making process. Satisfied customers will lead to repeat business and great referrals.

11. Be proactive, not reactive.
You can’t just sit back and expect more work to just fall in your lap. You have to proactively seek out new opportunities to retain and grow your business. Constantly reach out to the owners, architects and general contractors you find out what projects they have on the horizon.

12. Make smart decisions.
We make thousands of decisions every day, many of which are inconsequential. When it comes to earning more business, this often means making hard decisions that will impact your success for years to come. Take the time to consider all angles and options and perform your due diligence for future success. Never get pressured into making rash or impulsive decisions.

5 Tips for Leading a New Construction Business

Opening a new construction business may be one of the most rewarding things someone can do in their life, but during the first year of operation, it will also be the most stressful.

Here are some tips that would be of great help to anyone in the construction industry.
1. Don’t Neglect Marketing

Word of mouth will only take the business so far, especially as a new construction company. Don’t neglect marketing and advertisements, especially in the local markets. Marketing has changed since the advent of the internet, so there’s more to it now than just putting an ad in the local paper or magazine.

Spend some time — or hire someone to help — on social media marketing and developing an online presence. In today’s internet age, something as simple as posting before and after pictures of the company’s work can be enough to bring new clients to the table.

2. Learn to Estimate Well

Writing an estimate is an essential part of running a construction business, which means it’s a skill that new business owners should be honing before they even open their doors or try to take on their first clients. Be as detailed as possible, and use a master checklist to ensure that the project stays on track.

Knowing what the local competitors charge for the same services can help you figure out when you can give a higher estimate and when you should try to undercut to secure a job. Accurate estimations will also encourage you to research your business blind spots and prepare for expenses in project areas you lack the experience to predict without careful monitoring.

3. Consider Renting Equipment Instead of Buying

Until they secure a few recurring clients, new construction companies likely won’t have the capital to invest in all the heavy equipment they’ll need to complete their jobs. This fact doesn’t mean they need to turn potential customers away simply because they don’t have the ability to invest in long-term, project-specific equipment.

Instead of taking out enormous loans or putting the business in the red, consider renting the equipment for the first year. Renting doesn’t just save the money you’d spend purchasing the same equipment. It also means that the owner won’t be responsible for maintaining or repairing the equipment if it breaks down, which will lower the bills in the long run.

4. Apply for Business Awards

For new owners trying to build a construction business, nothing looks better than business awards and accolades on a website or business card. Take the time to apply for any local business awards that the business qualifies for. The worst that they can say is that the company doesn’t win — but it can’t win at all without applying.

5. Open Every Possible Line of Communication

Customers don’t want to do business with companies they can’t talk to. Open up every single possible line of communication — phone, text, email, chat and social media, just to name a few. Many construction companies are streamlining communication with clients and stakeholders by investing in mobile technology that allows for instantaneous connection even on a project site.

Customer service will need to be a cornerstone of any new construction business. The team members will be the backbone of the company, so make sure the customer service reps aren’t neglecting them by overlooking a vital form of communication. Investing in such a “soft” cost may seem trivial, but it’s key to client retention and productivity.

6 Ways to Improve Your Construction Company's Profitability

Construction companies are in business to do two things: build things and make a profit. So why do so many excel at the first thing but struggle to be profitable?

Well this 6 Tips will really be of good Help to you:
1. Improve Productivity
Put simply, productivity is the measurement of the effectiveness of effort. Productivity rates are measured as total output per unit of input. In construction, an example of output could be cubic yards of earth excavated or square footage of roofing installed, with the input typically measured in man-hours.

Maximizing productivity on a jobsite means working efficiently to control costs and stay on schedule. Projects that are completed under budget and ahead of schedule usually result in higher profit margins which are why construction firms are always looking to improve productivity.

Improving productivity requires careful planning and scheduling of work. General contractors and trade contractors must work together to make sure that work is completed in a logical sequence that focuses on maximizing the efficiency of everyone working on the project.

Because your field workers are an essential part of productivity, it’s important that your workers know how to properly and safely complete assigned tasks. This means making sure each worker has received the proper training and are equipped with the tools and resources needed to effectively do their jobs.

2. Know Your Costs
In order to be profitable and improve profitability, you need to understand the costs associated with completing each project. This includes not just your job costs but also your overhead costs. If you don’t have a sense about what your projects cost to complete, there’s no way of knowing how profitable you are on each job.

Job costs include everything directly needed to complete a project. These include labor, materials, supplies, equipment rental costs, bonding premiums, fuel, permits, etc. Basically, anything that pertains to costs on the actual jobsite is part of your job costs.

These can vary greatly by region and type of project, so it’s important to stay up to date on your job costs especially if you do work in multiple states. Having to pay prevailing wages on a job or dealing with fluctuating material costs can skew your job costs in a way that greatly affects your profitability.

When calculating and reporting overhead costs, be sure to capture all costs and be as accurate as possible because your estimators will need these to submit better bids.

3. Estimate for Profit
When you bid a project, you expect to win. When you win a bid and are awarded the contract, you expect to make a profit. For that to happen, your estimates need to be realistic and as accurate as possible. If your estimates are too low, no amount of project management or productivity gains will get you profitable.

This is why having an accurate account of your job costs and overhead is so important. It allows your estimators to add in the proper markups to hit your profit margin goals. A good bid is based on concrete data, not guesswork. Be sure to consider the risk factors on each project and build in a contingency line to your bid that can absorb additional costs when risk becomes reality.

Knowing your long-term business plans will allow you to set achievable revenue and profitability goals to get you where you want to be. It will also help shape the types of projects you take on and guide your estimators on the markup percentage they should shoot for on each project to help you hit those goals.

5. Manage for Profitability & Track Costs
Good project management is key to improving profitability. If you want to hit your profit goal on a project you have to keep your costs down and finish the project within the scheduled completion date. Be sure to keep track of costs on any change orders so that they can be billed properly and increase your profit margin. Don’t do additional work on a project until a price has been agreed upon and it has been approved by the client.

Avoid having workers milling about with nothing to do. Stay on top of materials management and stage the jobsite in a way that helps your workers be as productive as possible. Each worker should have proper safety training and be provided with necessary personal protective equipment to avoid accidents and prevent injuries. A safe construction site benefits both productivity and profitability.

A good project manager should be able to spot the red flags of an impending issue and make the necessary adjustments to keep the project on schedule and within budget. They should be constantly looking for ways to reduce waste and improve productivity.

Be sure to keep accurate accounts of all your job costs. You don’t have to keep track of every screw and nail, but you’ll need to be able to compare your actual job costs to what was budgeted so you can complete a thorough analysis once the job is finished.

6.Analyze Your Results
Once you’ve completed a project, there’s still some work to do. Gather your team and conduct a postmortem analysis of how close your estimated profit was to your actual profit. Did your estimated job costs match up with what was estimated? Was overhead accounted for properly in your bid? Did issues occur on the job site that resulted in productivity losses or caused you to go over budget?

Take a hard look at your estimates versus your actual costs. Make note of costs that were over or under what you expected so you can do better next time. If you had productivity issues consider providing additional training to your workers and look for ways to reduce downtime when you start planning and scheduling your next project.

In construction, profits don’t just happen. The industry isn’t built to operate that way. There are too many things that can go wrong and sink what would otherwise be a profitable project. It takes diligence and hard work to go from eking by on razor-thin margins to being profitable enough to grow your business and meet your business
goals.
