If you buy a piece of land in a developing environment without any legal document to back it up (C of O or Record copy survey or building plan approval in the case of development).

There is a high chance your land has gone. You might need to meet your lawyer, fight for refund using the deed of assignment he signed later.

But if you have done the needful, just sit down and watch the miracle, the new buyer will go to state ministry to check the land and found out you are the rightful owner.

Most people planning to start their construction project already have it in mind that hiring a professional will be costly. As a result, they often avoid engaging one until they’ve made a wrong decision.

In my interactions with clients, many are surprised when they learn our charges for supervising a building project or understand our profit margin.

It’s hard for some people to believe that I can supervise a duplex from start to finish for the range of 2.5 million to 5 million naira, with a site engineer on hand who can communicate with me for instruction .

Being a professional or contractor in the construction industry doesn’t mean we’re unreasonably expensive or that people can’t afford our services.

However, many clients have preconceived ideas based on what they’ve heard from others, often comparing two quotes directly rather than considering value.

Here’s an example: a tile installer might offer to lay tiles for you without regard for areas with high traffic. They might suggest using cheap, 6mm ceramic tiles that could fade over time. Meanwhile, a professional engineer might quote for 10mm vitrified tiles with proper cement and sand layers. Often, clients see the total costs of both quotes and assume the professional’s price is too high without considering the quality difference.

Some of us cannot compromise on quality by using inferior materials or offering lower-grade finishes. The reasonable cost we quote reflects the quality we deliver.

Before concluding that professionals in the construction industry are too expensive, please ask questions, perhaps you may simply not want the type of high-quality finishes and materials we provide—but that doesn’t mean we’re always unaffordable.

If you’re convinced that professionals are too expensive and choose to go with unqualified contractors, remember that you may need to call on the professionals you initially avoided to correct issues later.

Before concluding, discuss your budget with a professional and be ready to negotiate for a good price.

Your clients status is important before you design for them ,this helps you know what and what to apply on the design and what not to apply .

Life is hierarchy and no matter how we want to dispute that we have those higher than us today in life

Not every client can afford glaze windows and having more than 2 windows in each room 🙂some will want 4 windows in a room ,some will want large glaze windows while some will want the simple 900*1500 window in two just for cross ventilation.

Human scale and preferences -Many will dislike a thing while another can’t do without same thing,understand what your client wants and prefer is important .

Occupation- a lawyer will definitely want a study room/library ,a trader might not see need for this because he comes home very late daily ,but trust me a trader must need a store where they store some goods ,this incase a customer comes home to them.

The Psychology of Building

No matter how small or how gigantic your project is, you have to know a few things regarding building.

Here are 12 Points you must never forget.

1. Building is Complicated

Don't take it lightly. It requires expertise, updated information and skillful planning. Employ people who will help you achieve this dream.

2. Building is a Draining Activity

The difference between leisure and building is that leisure is nice. Its pleasant now. Building on the other hand requires input and investment. But building will reward you.

3. You Need a Source of Income to Build

It does not matter how small or how big. You need money to build. So do your best to lower expenditure so you can have room to build. There is never a perfect time to build. Just start.

4. You will attract Jealous as you Build

There are some who will like you as long as you are like them or beneath their level. Unfortunately the moment you start building expect missiles. Ignore them and keep going.

5. Being a Landlord is Emotional and Psychological

Foundation settlement and how it affects our buildings.

Let's delve deeper into SOIL COMPACTION and see how it can cause foundation settlement.

Soil compaction simply means the removal of pores in soil used to fill your foundation to create a denser layer (rock-like) platform for the building to sit on which is done by compressing the filling materials.
It occurs when soil particles are pressed together to reduce the air space between them.
The common term used is “FILLING.” The act of pouring sand into the foundation to create a smooth surface for oversite concrete/ floor casting.
The purpose of soil compaction is to help the soil to support the building.

Soil compaction is like pregnancy, whether you conceal it or not, it’ll manifest.
Many people after filling their foundation, rush to do oversite concrete without ensuring proper soil compaction. If you don’t compact the soil, what will happen is that, a hollow layer will be created between the soil and the building, and this will cause foundation settlement.
That’s the reason behind cracks in walls, tiles removal, tilted doors and windows, making it difficult to freely open and close, cracked slabs etc.

We can demonstrate this by fetching sand of equal volumes into two separate containers.

✅ When you press down the sand in container A,🫙 you’ll observe the level will decrease. If you want the container full, you’ll have to top up with more sand. You’ll repeat this process until the container can’t take anymore sand. The soil becomes dense and hard. This is the point where you can say the soil is properly compacted, and can hold the weight of the structure.

✅ However, in the second container 🫙, you’ll equally observe that the container is full. Nonetheless, if you put any item of significant weight into it, you’ll notice the object will sink.
The essence is that, the soil in container B isn’t compacted; it has a lot of air and pores in them, making it less dense, and more prone to foundation settlement. Water can easily pass through it, and you know what will happen.
You don’t want water to compromise anything under your home and cause damage.
It is the same story with building on poorly compacted soil.

The whole point is to make the soils dense so water doesn’t break in or navigate through and cause erosion.

How do I ensure proper soil compaction?
1. If you’re not in a hurry to complete your project, then leave your foundation to settle by itself. When you do the filling, allow time to pass, and let rain and sun do the magic.
Do you realize that when you fill your foundation to the brim, and it rains over time, the filling drops, and you’ll have to top up again and again? Yes! That’s the natural way of ensuring proper compaction.

2. If you’re in a hurry to complete the project, there are compaction machines available. Hire one and use it. The practice where your mason lifts blocks and drops them hard on the filling won’t achieve any desired results. Others will join pieces of wooden boards and pound the soil like fufu. I’m sorry that’s just on the surface. Do the right thing.

Drainage problems: The changed elevation could disrupt the natural drainage pattern, causing water to flow towards your building instead of away from it.

Infiltration and damage: Water can seep into your building's foundation or walls, causing damage and potential structural issues.

Accessibility and safety concerns: The increased elevation difference can create obstacles for people with mobility issues, and may also pose a risk of falls or accidents.

To mitigate these risks, it's essential to consider the following strategies during the design and construction phase:

Elevation considerations: Ensure that your building's foundation is designed to accommodate the potential elevation change, with adequate drainage and waterproofing measures.

Drainage systems: Install a proper drainage system that can handle the increased water flow and potential accumulation around the building.

Foundation design: Design a robust foundation that can withstand the potential water pressure and movement caused by changes in the surrounding terrain.

Accessibility and safety features: Incorporate features that ensure accessibility and safety, such as ramps, handrails, or guardrails, to minimize the risk of accidents.

Monitoring and maintenance: Regularly monitor the area and perform routine maintenance to prevent damage from water accumulation or erosion.

By taking these factors into account during the planning and construction phase, you can ensure that your building is designed to withstand the potential changes caused by the road's construction and remains safe and functional for its occupants.
