Before Paying a Renovation Deposit, Ask How the Contractor Handles Variation Orders.
After more than 10 years in the renovation industry, I have seen homeowners focus only on the initial quotation.
However, another important matter is often overlooked:
Variation Order or VO.
A VO is issued when work outside the original agreed scope needs to be added, removed or changed.
When it is not properly controlled, repeated variation orders can cause the final renovation cost to rise significantly.
Before appointing a contractor, ask:
1. Is the original scope clearly detailed?
The quotation should state the work, materials and specifications included.
2. How are additional works handled?
No extra work should proceed without a clear explanation and the ownerβs approval.
3. Will the cost be confirmed before work begins?
The homeowner should understand the financial impact before approving any change.
4. Is the VO genuinely necessary?
Some changes may be required because of an unforeseen site condition, while others may come from the owner requesting an upgrade or additional work.
Our approach at Bina Alam Engineering
We do not use Variation Orders as a routine method to increase the project cost.
A VO will only be proposed when:
β
An unforeseen site condition requires work outside the original scope
β
The homeowner requests an addition, upgrade or design change
β
The work is genuinely necessary for safety or project completion
Every proposed VO will be:
π Clearly explained
π° Properly costed
βοΈ Presented for the homeownerβs approval
π« Not carried out without prior agreement
Our goal is to establish a clear and comprehensive scope from the beginning, reducing avoidable changes during construction.
