Building in Kenya? Check out some common myths and misconceptions 🧱👇

Turns out a LOT of Kenyans are planning their dream homes around myths, not facts. So we're setting the record straight.

Here's what's actually true 🏗️

❌ Myth: A bigger house = bigger status
✅ Fact: A bigger house often just means bigger bills. Build for what you need — elegance beats size, every time.

❌ Myth: Any cement is good cement
✅ Fact: Brand, grade, and mix ratio decide your home's strength. Cutting corners here is the most expensive "saving" you'll ever make.

❌ Myth: Your project will take exactly as long as quoted
✅ Fact: Rain, county approvals, and material delays happen to everyone. Always build in a buffer.

❌ Myth: Once the roof is on, the big costs are over
✅ Fact: Finishes alone can be 25–35% (or more) of your total budget. Plan for it from day one.

A quotation is not just a number — it's a contract waiting to happen. Before you sign or proceed, ask:

1. Is this price fixed, or subject to fluctuations?
2. What's the payment schedule — and is it tied to completed milestones?
3. Does it follow the approved architectural & structural drawings?
4. Are materials specified by brand and standard, or just by category ("cement," "tiles")?
5. What's explicitly excluded — external works, furniture?

If your contractor can't answer these clearly, that's your first red flag.
