‎*Soil Testing and Bearing Capacity*
‎Soil testing is one of the most important aspects of building construction, yet it is often overlooked by many clients. Determining the soil's bearing capacity is crucial because it directly affects the safety, stability, and durability of a structure. While soil testing is highly recommended for all buildings, it becomes especially critical for multi-storey buildings exceeding two or three floors.
‎There are different types of soil, including red soil, black cotton soil, murram, sandy soil, and clay soils. Each type has a different bearing capacity, ranging from weak to strong. For example, black cotton soil is generally considered problematic due to its expansion and contraction during wet and dry seasons, while well-compacted murram and certain red soils often provide better support for foundations.
‎A geotechnical soil investigation is conducted to determine the engineering properties of the soil. The results help structural engineers establish:
‎The safe bearing capacity of the soil.
‎The appropriate depth and type of foundation.
‎The size and design of footings, columns, and slabs.
‎The quantity, size, and arrangement of reinforcement bars.
‎The required concrete class or strength.
‎Groundwater conditions and drainage requirements.
‎Suitable construction and curing methods.
‎Ignoring soil testing can lead to foundation settlement, wall cracks, uneven floors, structural failure, and costly repairs. The cost of a soil test is minimal compared to the overall project cost and the potential losses that may result from foundation problems.
‎Before commencing any major construction project, it is advisable to engage qualified geotechnical and structural engineers to carry out the necessary investigations and provide professional recommendations. A strong building begins with a strong foundation, and a strong foundation begins with proper soil testing.

Nowadays, everybody wants to become a builder simply because they have seen a bungalow project completed from start to finish. I have encountered many clients who, when asked who supervised or contracted their project, cannot even refer to a qualified contractor, engineer, architect, or site supervisor.

Some acquire both structural and architectural drawings and assume there is no need to engage a professional construction team. That is a grave mistake. Many proudly say, “I did it myself,” yet they end up instructing fundis on critical technical matters that require professional expertise. In the process, important aspects such as concrete classes, mix ratios, reinforcement detailing, curing, soil assessment, and structural safety are compromised.

Construction is not just about putting up walls; it is about safety, durability, compliance, and protecting lives and investments. Poor workmanship and lack of professional supervision can lead to cracks, weak foundations, water leakage, costly repairs, or even tragic building collapse. Personally, I have witnessed a five-storey building collapse that was being handled directly by a client together with unqualified fundis without proper professional oversight.

A successful project requires teamwork involving qualified architects, structural engineers, quantity surveyors, contractors, and experienced supervisors from the foundation stage to completion. Professional supervision ensures the correct materials are used, proper standards are followed, and every stage meets safety requirements.
When investing your hard-earned money in construction, do not gamble with quality or safety.

Engage professionals who understand the work and are accountable for the results.

BQ (Bill of Quantity) is one of the most important documents in a construction project because it:
1. Reduces the risk of underestimating costs.
2. Minimizes chances of stalled projects
3. Enables fair comparison of contractor quotations
4. Improves financial planning and control.
Simple Example
If you are building a 3-bedroom bungalow as shown in 3D, the BQ will specify quantities such as:
500 bags of cement
12 tonnes of reinforcement steel etc.

Design is very essential before any building project kicks off, regardless of whether the project is small or large. Why? A building plan enables the estimator or quantity surveyor to quantify and estimate the overall cost of the project. This minimizes the chances of a stalled building or project.
Most clients ignore these stages but regret it later. Consult before you start any project, big or small. Try us, and you will never regret, for construction is what we do best.
