This weeks SEAI’s changes to the BER scale are likely to cause some confusion at first — particularly for homeowners and property professionals who may suddenly see BER ratings shift without any physical changes being made to a building.

So what’s actually changing?
➡️ The current 15-point scale (A1–G) is being replaced with a simpler 8-point scale:
A0, A, B, C, D, E, F, G

➡️ Subcategories such as B1, B2, B3 etc. will disappear.

➡️ A new “A0” rating is being introduced for highly energy-efficient, fossil-fuel-free buildings.

The aim is to make BERs easier to understand and more comparable across Europe.

Important points for homeowners, landlords, developers and industry professionals:

✔️ Existing BER certs remain valid for 10 years from their issue date
✔️ Current BERs can still be used for sale/rental compliance
✔️ The requirement to have a BER has not changed
✔️ New BER certificates will also include additional information on carbon emissions, renewable energy contribution and lifecycle Global Warming Potential (GWP)
✔️ QR codes will link directly to BER details and upgrade guidance

In simple terms: the benchmark is changing.
Many older properties that previously achieved “good” BER ratings under the current methodology may appear lower on the revised scale, while highly efficient low-carbon homes may stand out more clearly at the top end of the ratings.

This is part of a wider move to:
✔️ Encourage deeper retrofits
✔️ Improve consistency between BERs and actual energy performance
✔️ Support Ireland’s pathway toward net zero buildings
✔️ Better identify homes that are genuinely heat pump ready

One important point:
A lower BER under the new scale does NOT automatically mean a building has become less efficient overnight. It means the assessment criteria and performance benchmarks have evolved.

Over the coming months, clear communication will be critical to help homeowners and clients understand:
“What changed, why it changed, and what it means for them.”

The BER system is no longer just about energy usage — it’s increasingly becoming a roadmap toward lower-carbon buildings and future compliance standards.

What an incredible day celebrating the official opening of Building Envelope Technologies! We were delighted to host over 100 guests to mark this exciting milestone with us.

A special thank you to Brian Brennan TD, Malcolm Byrne, Joe Sullivan and James Browne TD, represented by Adrian Browne, alongside Brian Shannon and Tommy Morris, for taking part in the official ribbon-cutting ceremony ✂️

We would also like to sincerely thank:
