Summer bookings take care of themselves. Winter is where a short-term let proves itself.

Irish rental demand does not disappear between October and March — it changes. Fewer families, more couples, more people looking for a two-night escape with a stove and a view. Guests in winter are choosing atmosphere, not location.

An A-frame does something specific here. It looks like somewhere to go when it is grey. High ceilings. A big window. A fire. The building becomes the reason for the booking rather than the backdrop to it.

If you used roll insulation on walls, here’s what to do in 3–4 years:
Rent a thermal camera.
Check for cold spots where the insulation sagged.
If you find gaps, drill 10mm holes and spray foam to fill them.
Roll insulation will settle — but it stops eventually. You just need to fix it once.

Delivery day is the most underrated part of a kit build.

A 40-foot container lorry on a narrow Irish lane. A loader positioned before the truck arrives, not after. Components lifted off in sequence rather than all at once, so the site does not become a pile you spend a week sorting.

The kit arrives numbered. Assembly is sequential. The truck leaves empty.

Preparation is the difference between a straightforward delivery and a very long day.

Most people don’t know this about insulation.
Rolls are for floors and horizontal surfaces.
Batts are for walls.

What is in it:

→ Structural frame, pre-cut and marked
→ Ruukki steel roofing system
→ Windows and doors
→ Fixings, hardware, fasteners
→ Assembly documentation — what goes where, and in what order

A 100 m² home fits into two 40-foot containers. Nothing arrives as an unsorted pile of timber that you spend a week trying to identify.

What is not in the kit: foundation, groundworks and finishing trades. That is deliberate. Those parts are done better by people who know your site, your ground and your county.

Everything that can be pre-engineered is pre-engineered. Everything that has to be local stays local.

Ground conditions in Ireland change fast in autumn.

Once the water table rises and the rain settles in, groundwork that took three days in August can take three weeks in November. Excavation, levelling, pouring a slab — all of it gets slower and more expensive as the ground softens.

If an Avrame build is on your list, the order matters. Foundation first. Kit second. That sequence is not optional.

What actually needs to be sorted:

→ Soil survey before anything else — Irish ground varies from solid rock to soft bog within a few kilometres
→ Foundation type matched to the survey — slab, screw piles or strip
→ Access route tested with a loaded lorry before delivery day, not after
→ Drainage planned so winter rain runs away from the slab, not into it

None of this is glamorous work. It is the work that decides whether the rest of the build goes smoothly or becomes a series of expensive surprises.

Ireland has some of the highest household electricity prices in Europe. If the thermal envelope is poor, most of that money leaves the building through the same handful of places.

Where heat actually goes:

→ Cold bridges — where framing meets cladding and the structure changes material
→ Uncontrolled air movement — draughts you can feel, and gaps you cannot
→ Roof and ceiling — warm air rises, and it leaves if the envelope is not continuous
→ Glazing — poor specification quietly doubles your heating load

An A-frame is not automatically efficient. What makes it efficient is a continuous insulation layer, controlled ventilation and a roof built to spec — which is how Avrame kits are engineered from the start.

Renting out your A-frame on Airbnb?
Here’s a winter tip:
During low season, you don’t need full heating.
Just leave underfloor heating on at 5°C.
It’s enough to push moisture out through the breathable membrane. The building stays dry and safe — without heating costs.
