At the heart of Loggia House on Antiparos lies the courtyard — a timeless Cycladic archetype . Conceived as a series of interlocking cubic volumes, the house is organized around a central void that anchors daily life, offering moments of shade, shelter, and openness.

Ilias Papageorgiou participated in the special annual conference 'Sustainability in Practice', co-organized by Massachusetts Institute of Technology (MIT) and Architectural Record.

He presented Piraeus Tower as a unique global case study in sustainable design - not only for its energy efficiency strategies, but also its circular economy approach. Its sustainable practices included the full recycling of its former facade and the building's retrofit acting as a catalyst for the rejuvenation and regeneration of the surrounding area.

It was an honor for PILA to take part alongside esteemed colleagues and be inspired by presentations from John Ochsendorf, Professor of Architecture and Engineering at MIT; Juliana Berglund-Brown, Building Performance Researcher at Payette; Anne Whiston Spirn, Professor of Landscape Architecture and Planning at MIT; Chris Hardy, Director of Urban Design at Utile; and Merritt Bucholz and Karen McEvoy, Co-Founders of Bucholz McEvoy Architects.

The Loop is a concept proposal for an urban office campus in Maroussi, Athens.

The design prioritizes employee wellbeing and transforms the expansive site into a lush green oasis. The workspace is fully integrated into the surrounding landscape and the campus is equipped with outdoors amenities, like sports facilities, versatile event spaces, gardens, dining and meeting areas.

A distinctive pitched roof that provides unique double-height office spaces on the top floor and creates an iconic skyline. Collaboration and creativity is encouraged through the thoughtful placement of circulation pathways and service cores, to ensure uninterrupted floorplates of 2,500 sqm for single or split tenancy. The Loop’s facade features integrated shading elements that adapt to different orientations, and operable panels for natural ventilation to significantly reduce energy consumption.

Nestled in a slope on the coast of Paxos, this vacation house sees traditional materials and a local typology meet contemporary needs and modern proportions.

Driven by the desire to establish continuity between the life of the house and the landscape, the circulation around, through and up the house is externalized. Each of these corridors connect the program of the house and extend outwards across the site. Common areas such as the living, dining and kitchen spill from the ground floor to the pool and outdoor areas, shaded by an olive tree.

The V Tower concept presents an architectural proposal for a 100m office high-rise, designed to serve as the headquarters of a bank.

The building stands as a distinct landmark on a highway, and expresses an emphasis on flexibility and connectivity to its urban surroundings. Its architectural design develops around a central core that allows for open and adaptable office space, ensuring that employees benefit from sweeping views of the landscape.

The façade design plays a key role in defining the building’s identity, as it breaks down its mass and creates a sense of movement across its surface with six types of vertical fins. The facade meets the ground with an undulating form which extends into a canopy, marking the entrance to the building and adding a sculptural element to the public realm.

Ilias Papageorgiou joined the Elevate Summit in Limassol last week, presenting PILA's vision on adaptive reuse as a tool to reshape our cities.

His keynote presentation ‘Reshaping Cities through Adaptive Reuse’ shared the experience of global retrofit landmarks that empower communities, distil cultural heritage via breakthrough placemaking and implement sustainability strategies. The speed of contemporary living may push us to look for quick solutions, but cities require thoughtful, long-term strategies.

Ilias explored the responsibility falling on architects, to bridge the gap between past and future by ensuring our cities remain relevant, vibrant, and sustainable. According to PILA's vision, adaptive reuse is one of the most effective tools to build spaces that meet today’s needs and welcome tomorrow’s challenges.

Votanikos Office Campus is a competition entry for a commercial office building in downtown Athens.

The proposal's central idea is a stepped building design that creates planted terraces on various levels, integrating nature and open spaces. The form gradually steps down toward a neighboring park, forming a seamless connection. These terraces work beyond simple planting elements; they offer sizable green areas for the building to extend outwards for social networking spaces.

The lower floors feature two wings, merging into a single structure as the building rises. Its structural system and circulation are organized in a way that maintains independence of uses and access, while distinct functions are integrated into one whole. Simultaneously, each floor is designed to be flexible and open to future transformation.

Urban regeneration, when combined with innovative sustainable strategies, has the power to radically transform a place's identity.

Reimagining our urban fabric and architectural structures can forge bold, resilient and adaptable spaces that meet the rapidly evolving needs of today's communities and those of future generations.

Ilias Papageorgiou, Co-Founder and Principal of PILA Studio, views retrofitting not just as an environmentally beneficial practice but as a visionary tool to reshape our cities. Join him at the Elevate Summit in Limassol on October 17th, when he will present a series of global groundbreaking projects that demonstrate how their adaptive reuse strategies enhanced placemaking, and established vibrant new social hubs within their urban landscapes.
