Monday chat time.

Have you got something about your roof you've always wondered about but never asked a roofer? Stick it in the comments below and I'll do my best to answer this week.

Could be anything. Why your tiles slip. What that noise in the loft is. Whether you really need a ridge replaced. If you've been quoted something and it sounds off, ask away.

No charge for a question in the comments. I'd rather you ask than guess and worry about it.

Right, going to say something that might upset a few other roofers. Fair warning.
If someone offers you a twenty five year workmanship warranty on a full re-roof, ask a few questions before you sign anything.

Three small print traps worth watching out for.
First one, who actually backs the warranty. If it's just the roofer's own company and they've been trading five minutes, that warranty is only as good as the business staying open. Which most roofing companies don't for twenty five years.

Second, what does it actually cover. Some warranties only cover the materials, which are usually already covered by the manufacturer anyway. So the roofer's just repackaging something that isn't theirs.

Third, what invalidates it. Read the small print. Some warranties get voided by anything from a Velux install to another trade going up on the roof afterwards.
None of this means long warranties are dodgy. Some are properly backed and worth every word.

Just, ask the questions before you sign.

Chimneys always feel like the roof's afterthought until something goes wrong. Then they're suddenly the most expensive bit.

Bit of a pre-winter reminder for you all.
Chimney bricks, mortar, lead flashing and cowlings all take a proper beating through the year. Wind pulls at them, rain gets in the pointing, summer sun dries the mortar out. By the time the winter storms roll in, if anything's already tired up there, that's when it lets go.

Signs worth a look for. Crumbling mortar between the bricks. A stack that's leaning a touch. Missing or cracked lead where the chimney meets the roof. Missing cowl on the top. Any of them are a proper job we can sort out before the weather turns properly.

We do the lot round chimneys. Rebuilds, repointing, lead work, cowls, right through to full chimney removals if you've got one that's had its day.

Anyone got a chimney they've been watching nervously?

Ohh lovely one this, came through Checkatrade from a customer over in BH23.

β€œKeith and his team were professional in all aspects whilst working on my roof. They kept me updated everyday, were very polite, on time every day, and took pride in their work. On finishing the job the whole area was left very clean and tidy. Well done All.”

Cheers for taking the time to write that. This one actually came to us through a recommendation from a friend of theirs whose new roof we'd done a while back, which is honestly how most of our best jobs come in.

If you've been thinking about a new roof or a re-roof and want a proper honest quote, give us a bell or drop a message any time.

Been thinking about this one lately. There's no way we could do our jobs without a proper network of other trades round Dorset. So this is a bit of a thank you to them.
Three types of local trade we couldn't manage without.

First one, a good scaffolder. The unsung heroes really. If your scaffold's up on time and put up right, your whole job runs smoother. Simple as that.

Second, a good plasterer. When we've fixed a leak, someone still has to patch the ceiling underneath. The right plasterer makes it look like nothing ever happened.

Third, a good chimney sweep. Half the chimney work we do actually starts with a sweep telling the customer something's not right up there. Proper eyes and ears.

If you've got a local trade you swear by, tag them below. Would love to build a bit of a list for the followers.

Quiz time. First right answer in the comments wins bragging rights.

What's the metal that goes round the base of a chimney to stop water getting in?

Nine letters. Actually see it on almost every pitched roof going, but hardly anyone knows what it's called. Go on then. First correct answer gets a shout out on the page.

Right, going to say something that might not go down well with everyone. Fair warning.

β€œWhy is the cheapest quote often the most expensive one in the long run?”

Because a lot of the time, cheap on a roof means cheap materials, cheap fixings, cheap labour, or cheap corners cut somewhere you won't see them for a good few years. And you'll live with that decision for the next ten to twenty.

I've been up on other people's five year old roof jobs where the felt's already gone, the lead's cracked, the ridge tiles are loose. Half of it comes back to someone taking the cheapest quote at the time.

Doesn't mean the most expensive is best either, mind. Ask what materials they're using, how long they've been trading, whether they'll give you a proper written workmanship guarantee. That's what matters. Cheap and cheerful is fine for a lot of things in life, but on your roof it's usually a false economy.

Anyone had this experience? Would love to hear.

Right, sit down with a cuppa for this one. Job of the week over in Ferndown.
Old cottage chimney that had properly seen better days. Bricks crumbling at the shoulders, mortar gone to dust, the pot leaning at an angle you don't really want to see.

Owner was proper worried about it coming down over the winter.

We stripped it right back to sound brickwork, took two days rebuilding it with matching brick to keep it looking right on the cottage, then relayed all the lead work round the base. Bit of a scaffold job as it's a tall old thing, but the boys were on it all week.

Left it looking better than the day it was built if I'm honest. Owner was chuffed.
Anyone else got a chimney they've been watching nervously? Have a look up on the next dry day.

Right, quick poll for you all this week. Genuinely curious what's on people's minds now the weather's turning.

What's your worst winter roof worry?
A. Leaks starting in the middle of the night
B. Snow load on a flat roof
C. Wind lifting tiles in a proper storm
D. Something else that keeps you up

Drop your letter in the comments, or add your own worry if it's not on the list. We'll answer them all as we get through them.
