A slightly late Facebook post this morning, as yesterday was another very busy day for 7 Day Plumbing Services! 🔧

Yesterday's job took us to Carrs Court, a retirement apartment development in Wilmslow, for a complete boiler replacement.

The existing Worcester Bosch boiler was just 11 years old, but unfortunately its condition had deteriorated significantly following a lack of regular servicing.

It had reached the point where safety was becoming a concern, and replacing it was the sensible option.

A good reminder that neglecting boiler maintenance can become an expensive mistake.

Regular servicing helps maintain safe operation, identify developing problems and keep the appliance working as efficiently as possible.

📍🔥 BOILER SERVICE – MACCLESFIELD

Today's job in Macclesfield was a 5-year-old boiler that has been professionally serviced every single year since installation. 🔧

And the result?

Five years of regular maintenance and absolutely no issues to report! 👍

As part of today's full service, I carried out:

✅ Expansion vessel checked and recharged
✅ Pressure relief valve (PRV) cleaned
✅ Heat exchanger thoroughly cleaned
✅ Condensate trap cleaned
✅ Flue integrity checked — spot on!
✅ Boiler checked and ready for winter

Everything went smoothly, exactly as we like it.

This is a perfect example of why I believe in proper annual boiler servicing.

📍🔥 BOILER REPAIR – Macclesfielg

Imagine waking up every morning with no heating and no hot water! 🥶

That was exactly what today's customer in Wilmslow had been experiencing.

Every morning, the boiler pressure had dropped to ZERO.

She would top it back up to around 1 bar, as instructed by the manufacturer, only to find the pressure had disappeared again by the following morning.

So where was all that pressure going? 🤔

🔧 The problem was the expansion vessel.

When the heating came on, the system pressure increased dramatically because the expansion vessel was no longer able to accommodate the expansion of the heated water.

Instead of rising gently from around 1 bar to 1.5 bar, the pressure climbed towards 3 bar, causing the pressure relief valve (PRV) to discharge water for safety.

Once the heating cooled down, the boiler pressure dropped to zero again.

And the cycle repeated itself!

Unfortunately, the expansion vessel's internal diaphragm had failed, meaning it could no longer be recharged.

Today's repair involved:

✅ Replacing the complete expansion vessel
✅ Replacing the pressure relief valve
✅ Restoring the correct system pressure
✅ Carrying out a full boiler service
✅ Testing the heating and hot water

Problem solved — heating and hot water restored! 👍

This is one of the reasons I pay particular attention to the expansion vessel during my annual boiler services.

Checking and, where necessary, recharging the vessel to the correct pressure can help prevent excessive pressure fluctuations and unnecessary stress on other components.

A proper boiler service is about much more than cleaning the boiler and checking combustion readings.

Sometimes the components you can't see are the ones that make the biggest difference. 🔧🔥

Today's job in Macclesfield was the first annual service on a new-generation Vaillant ecoTEC plus. 🔧

And what a lovely boiler to work on!

I sometimes call these the Rolls-Royce of modern gas boilers — sophisticated technology, excellent efficiency and some very clever engineering under the casing. 🚘🔥

The new-generation ecoTEC plus is one of Vaillant's premium boilers, designed with advanced combustion technology and efficiency in mind.

But even the best boilers need looking after!

As this was its first annual service, everything was still in excellent condition, making it a very straightforward visit.

Today's job took me to the new housing development on the site of the former King's School in Macclesfield. 🏡

The boiler was a relatively new Ideal Heating boiler, receiving its regular service.

And the good news?

Everything was lovely and clean, with no problems to report! 🔧👍

One thing worth mentioning with some boilers installed in new-build developments is the relatively short manufacturer's warranty.

This particular boiler came with just 2 years of warranty, which can surprise homeowners when they discover how much longer the warranties are on some other boilers.

That's another good reason to keep on top of annual servicing and identify potential problems early.

But today's customer was particularly impressed by something else...

Today's job started as a routine service on a Vaillant ecoTEC plus 28... but once the boiler was opened up, it quickly became a little more involved! 🔧

The customer mentioned that the boiler had been regularly losing pressure.

After checking the system and the individual components, the reasons started to become clear. Several parts needed attention and this boiler was ready for a much more comprehensive service and repair.

The good news?

I carry the common Vaillant service and repair parts in the van, so there was no need to stop the job, order parts and arrange another visit.

Everything could be dealt with there and then. 👍

🔧 AAV replaced
🔧 PRV replaced
🔥 New burner seal fitted
⚡ Ignition electrode replaced
🧹 Heat exchanger thoroughly cleaned
💧 Condensate trap cleaned

📍🔥 BOILER SERVICE – WILMSLOW

This morning's job in Wilmslow was a very good example of what can happen when a boiler goes for years without proper maintenance.

The boiler was an older Worcester Bosch Greenstar 28i Junior which, unfortunately, had suffered from a significant lack of servicing over the years. 🔧

Once opened up, the signs were obvious:

⚠️ Seals deteriorating and crumbling
⚠️ Heat exchanger showing significant deterioration
⚠️ Components requiring replacement
⚠️ A boiler badly in need of proper maintenance

This goes beyond simply saying, "an old boiler isn't quite as efficient."

When seals and important components deteriorate, they can eventually affect the safe operation of the appliance if they're simply ignored.

Fortunately, after replacing the necessary parts, carrying out the service and completing the relevant safety checks, this boiler was left safe and operational. ✅

But after seeing its overall condition, the customer has sensibly decided that it's approaching the end of its economical life.

Rather than waiting for a breakdown in the middle of winter, we're now looking at replacing it with a modern boiler backed by a long manufacturer warranty before the really cold weather arrives. 👍

There's an important difference between an OLD boiler and a NEGLECTED boiler.

I've serviced plenty of older boilers that are still running beautifully because they've been properly maintained year after year.

Regular servicing isn't just about efficiency — it's an opportunity to inspect the boiler properly and identify deterioration before it potentially becomes a much bigger problem.
