Privacy without losing the view.

One of the key design challenges at Cliff House in Polzeath was balancing privacy from the public coast path with the expansive views out towards the Atlantic.

The stone boundary walls were central to the solution. Their height and positioning were carefully considered to provide privacy to the house and garden, while preserving views out over the top to the coastline beyond.

A relatively simple idea, but one that had a significant influence on how the house sits within its landscape.

A change in the air on the north Cornish coast.

Back at one of our completed projects in Polzeath recently for our end of year project close out, just as autumn was beginning to make itself felt.

The doors were open, the sea breeze was catching the curtains, and the view out to sea was looking as good as ever.

Lovely to see the house settling into life on this spectacular stretch of coastline, whatever the season.

Knowing when to step back.

The extension to the existing farmhouse follows the character of the original building, stepping quietly into the woodland and working with the natural features of the site. The aim was to make the new and old feel connected, while allowing the trees, stone and changing layers of the landscape to remain the dominant presence.

These photographs were taken last November, before the new planting had gone in. A year on, with the planting now establishing, the extension feels even more at home in the woodland.

For us, that restraint is an important part of the architecture, knowing when to let the new sit back and let what’s already there do the work.

Old walls, new thinking...

The building has been carefully upgraded to improve its thermal performance while retaining the character and material richness of the existing fabric.

The solid external walls were insulated internally using a breathable, lime-based system over wood fibre boards from Ecological Building Systems. With older solid-wall construction, internal insulation needs to be considered carefully: trapping moisture within the wall can create problems that were not there before. The vapour-open build-up allows the existing fabric to continue managing moisture while significantly improving its thermal performance.

Elsewhere, contemporary timber joinery, a new stair balustrade and carefully detailed connections sit comfortably alongside the restored stonework.

As daylight fades, the farmhouse becomes a welcoming beacon in the landscape, not just for the bats who have lived here for generations, but for the new human occupants.

Warm light draws you through the timber link and into the heart of the house, catching on the original stone and timber and bringing a sense of warmth to the spaces within.

Seen from further afield, the house sits quietly in the surrounding countryside, gently glowing in the night.

In Padstow, a refined palette of natural materials gives the interiors a calm, cohesive feel, while allowing the character of the original cottage to remain part of the story.

Oak, lime-based paint, timber details and honest materials sit alongside the contemporary alterations, creating spaces that feel both fresh and familiar, from the small details to the more substantial interventions.

It’s always the quiet ones…

Behind this unassuming street frontage, a dark and cramped cottage has been completely transformed, with a new sunken courtyard bringing light deep into the house and creating a calm space at its centre.

A carefully placed tree, framed from within and around the courtyard, brings a little greenery into the heart of the home - a private hidden oasis of calm.

Back at The Bat House yesterday for our 12 month completion visit.

A year on, the planting has really begun to fill out around the house, softening the stone, timber and corten and helping the house settle more naturally into its woodland setting.

Always good to revisit a completed project and see how the architecture and landscape continue to mature together.

As the year comes to a close, we wanted to say thank you to the clients and collaborators we have had the pleasure of working with throughout 2025.

A year that has seen new homes completed, others taking shape on site, and new ideas quietly forming in the studio.

Wishing you all a very Merry Christmas and a Happy New Year.
