🏗️ BEFORE YOU CONVERT THAT PROPERTY INTO AN HMO, CHECK THIS FIRST.
You can spend £100,000+ converting a property into an HMO, only to discover there’s a planning issue that should have been picked up before work started.
One mistake we see investors risk making is confusing HMO licensing with planning permission.
They’re not the same thing.
An HMO licence deals with property standards, safety and management.
Planning determines whether the property can lawfully be used for its intended purpose.
And where Article 4 restrictions apply, even converting a family home into a smaller HMO may require planning permission.
For larger HMOs, the planning position needs checking separately.
At RedBrickz Construction, we believe a successful conversion starts before the first wall comes down.
✔ Check the property’s planning history.
✔ Establish its lawful use.
✔ Understand the licensing requirements.
✔ Confirm the proposed layout and occupancy are appropriate before committing to construction.
Because getting the paperwork wrong can be more expensive than getting the building work wrong.
We’re working with developers, landlords and investors across the Midlands on HMO conversions, refurbishments and residential developments.
