PLANNING APPROVED 🔥🏆

Another fantastic planning result and an especially nice one to receive on a Friday afternoon!

We’re delighted to have secured planning permission on the first submission, with no changes requested. 🙌

This site had previously been attempted by other companies without success. We saw the opportunity, understood the challenges and set about creating a scheme that maximised the potential of the land while delivering a fantastic family home.

📍 The site: A side garden sitting right on the edge of the development boundary.

💡 Our approach: Recognise the potential for a new building plot and create a well-designed home that works with both the site and its countryside setting.

🏡 The result: A generous 3-bedroom family home overlooking the surrounding countryside, including:

• 3 large double bedrooms
• A master bedroom with a stunning double-height space and en-suite
• Large kitchen, dining & sitting room
• Separate ground-floor reception room
• Ground-floor WC
• Family bathroom
• A carefully considered layout that makes the most of the site

The key was maximising the development potential while creating a scheme that could successfully navigate the planning process.

And we’re not stopping there…

We’re now straight into the Building Regulations drawing package, and we can’t wait to see this one take shape over the coming months. 🚧🏡

Not another one... ✅🏆🔥

Planning Permission APPROVED! 🙌🏻

We’ve been so busy working on exciting new projects that we never even got round to posting this one when we submitted the application... and now it’s already been approved! 😅

This incredible transformation will completely reinvent our clients’ family home, creating a space that works perfectly for modern family living.

✨ The approved proposals include:

• Two-storey side extension
• Single-storey front extension
• Single-storey rear extension
• Garage conversion
• Redesigned front porch

The result?

🏡 A stunning open-plan kitchen, dining and family space, a generous utility room, home gym, dedicated home office, and a luxurious new master suite complete with a dressing room and en-suite.

Even better... despite the scale of the proposal, planning permission was granted first time with no amendments requested by the council. ✅

It’s another fantastic result and continues a run of first-time approvals we’re incredibly proud of. Every project is carefully designed with both our clients’ aspirations and planning policy in mind, helping to maximise the chances of success.

Now it’s time to move onto the detailed Building Regulations drawings before construction begins... and we can’t wait to see this one come to life! 👌🏻

Planning approval secured... again! ✅🔥🏡

Another planning approval successfully secured for this fantastic site! 👏

What was once an unused area of land is now being transformed into two beautiful family homes.

After previously obtaining planning permission for a detached 4-bedroom home at the front of the site, we’ve now secured approval for a detached 3/4-bedroom chalet-style dwelling to the rear, maximising the site’s potential while carefully respecting the surrounding properties.

With the site’s constraints and neighbouring homes, the design had to be carefully considered to ensure there was no overlooking, no adverse impact on neighbours, and that it still delivered a practical, spacious family home.

By working closely with the planning officer and proactively addressing every comment, we’re delighted to have achieved planning approval for this proposal.

This marks our third planning approval on this site, and we’re incredibly proud to continue helping our clients unlock the full potential of their land. 💪

We love turning underused spaces into high-quality homes that enhance the local area – and this is another great example of what’s possible with the right design and planning strategy.

Following the recent planning approval for this substantial two-storey side and rear extension, along with a single-storey rear extension in Elmswell, we’ve now completed the detailed Building Regulations drawing package.

This is the stage where the vision truly starts to take shape, transforming approved concepts into a buildable design ready for construction.

The extension will deliver a significant amount of additional living space, including:

The weather is 🔥 and so are we. ✅

Another exciting planning application submitted, this time for a new detached chalet-style self-build dwelling in Mepal.

This follows a previously successful approval for a detached 4-bedroom home at the front of the same site, and we’re hoping to achieve another positive result. 🙌

With several site constraints to navigate, careful planning and thoughtful design were key throughout the process. The proposed family home takes inspiration from surrounding properties while making the most of a currently underutilised parcel of land.

Projects like this are a great reminder that unused or overlooked land can hold significant potential. 👀

Planning submitted ✅ 🔥

Goodbye derelict bungalow, hello stunning family home 👋🏻

We’ve recently had the pleasure of designing this Fantastic family replacement family dwelling following the demolition of a derelict bungalow.

An interesting site which from the front appears quite modest…until you get round to the rear. This sloping site sits within the heart of Sutton and even at ground level provides fantastic views over the surrounding landscape. We wanted to maximise these views from the get go.

From the from the dwelling appears to be a traditional small chalet style bungalow, but as you go round to the rear the sloping site allowed us to create a stunning two storey property. Complete with 2 sets of large bi folding doors, vaulted ceilings on both the ground floor and master bedroom, Juliet balcony and much much more.

This new 5 bedroom self build dwelling will hopefully be a welcome addition to the area that maximises the sites potential while giving the clients everything they wanted from their brief.
