Another planning approval received today….and another fantastic result! 🔥

This single-storey rear extension and new loft conversion will completely transform the property, creating the ultimate entertainment space downstairs and a beautiful new master bedroom suite upstairs. ✨

Even better… approval was achieved first time around, which is always a result we love! 🫶🏻

Our clients were absolutely delighted with the outcome, and we can’t wait to get stuck into the next stage of the drawings and bring the design one step closer to reality. ✏️🏡

Great result to end the week on! 🔥

Planning approvals are coming in thick and fast at the moment, including approval for this exciting transformation in Bury St Edmunds.

The project includes a two-storey rear extension, internal reconfiguration and a brand-new front porch, completely transforming the way this beautiful property works and feels.

And yes… another conservatory has been banished to the depths of Hell. 🔥 We’ve honestly lost count of how many we’ve replaced this year!

Set within a beautiful plot, the existing property had just one small first-floor window offering a glimpse of the incredible views, while the existing conservatory was, to put it politely, freezing cold🥶

That’s certainly not the case anymore!

The new design introduces a fantastic snug/sitting room at ground floor level, while upstairs we’ve created a stunning vaulted master bedroom suite with a Juliet balcony, opening the property up to those incredible views.

The transformation is going to be something else. 👌🏻

We can’t wait to see this one progress on site and watch the design take shape.

What a result 🙌🏻🔥👌🏻

Another planning approval through and this one is a BIG one. 🏠✨

We’ve had a flurry of approvals land in our inbox over the last couple of weeks, but this absolute beauty deserves a special mention…

We’ve more than DOUBLED the size of the property while giving our clients everything on their wish list. 😍

✨ New triple garage with usable floor space above
✨ 5 bedrooms
✨ Multiple bathrooms
✨ Home office
✨ New balconies
✨ Picture window reading seat
✨ And the ultimate entertainment space stretching across the entire rear of the property

The result? A complete transformation that seamlessly blends the new extension with the existing dwelling, creating a home that’s going to be a real showstopper when finished. 🔥

But getting to this approval wasn’t completely straightforward…

Our original scheme had to go back to the drawing board after tree restrictions outside the site created a planning hurdle.

Rather than compromise on what our clients wanted, we sat down with them, worked through the challenges and developed a new game plan to address the council’s concerns.

8 weeks later… APPROVED. ✅

And the best part?

The revised scheme is actually even larger than our original proposal. 🤯🙌🏻

Sometimes with planning applications it’s about finding the right solution when challenges come your way.

We can’t wait to get stuck into the next drawing package over the coming weeks and, ultimately, watch this design come to life. 🏗️✨

Another planning approval received 🔥🥳

A simple extension but one that completely transforms how the property functions. ✅

This single storey side extension creates a stunning new open plan Kitchen, Dining and Living space. Focusing the views out onto the surrounding landscape.

The large vaulted sky lantern will provide a focal point over a generous kitchen island and flood the space with natural light.

The client had a very particular brief and how they envisaged using their home which we helped come to fruition.

Planning approval was received first time round and without any changes.

We are already progressing with the next stage of detailed drawings with work commencing in the next few months. ✍🏻

Building regulation drawing package and discharge of conditions complete ✅

We have recently finished our Building Regulation drawing package and relevant planning conditions for a new build dwelling in Wilburton.

The more detailed drawing package is where the building really comes to life 😍

The double height master bedroom space with Juliet balcony is a stand out feature of this property, providing uninterrupted views over the surrounding countryside.

Where possible we always try to incorporate vaulted spaces in our design, as they really elevate a space (quite literally) 🔥

✨ Another stunning transformation! 😍🔥

We’ve just completed the planning drawing package for this beautiful property and what a transformation it’s going to be! 🏡

The proposals include:

🏠 A large single-storey rear extension
🏠 A first-floor extension above the existing garage
✨ A complete modernisation throughout
☀️ A stunning large sky lantern
🪟 A Juliet balcony with glazed apex
🚪 Bespoke bi-folding doors
🍽️ A huge 13m x 4.5m open-plan kitchen, dining & sitting space

The design brief was all about creating a modern, spacious and light-filled home, while ensuring the new extensions remain sympathetic to the existing dwelling.

We’ve used a neutral colour palette throughout, including light pebble grey windows and fascias, alongside neutral composite timber cladding to give the property a contemporary but timeless finish. 🤍

The aim? To make the extensions feel like they belong — while still giving them their own distinctive architectural style.

Remember Woodpeckers? 🤩 Well… we’ve only gone and secured full planning approval for this complete transformation — first time around, with no changes required! 👌🏻

A fantastic result for both our clients and the team at Holmes Architecture & Planning Ltd.

We backed ourselves from the outset and were confident the Local Planning Authority would appreciate the quality of the proposed scheme, and we were right. 😌

In fact, while planning was running, we were already progressing the Building Regulations drawing package for our clients, keeping the project moving forward and putting them in the best possible position to get on site quickly.

And what a transformation it’s going to be… 😍

PLANNING APPROVED 🔥🏆

Another fantastic planning result and an especially nice one to receive on a Friday afternoon!

We’re delighted to have secured planning permission on the first submission, with no changes requested. 🙌

This site had previously been attempted by other companies without success. We saw the opportunity, understood the challenges and set about creating a scheme that maximised the potential of the land while delivering a fantastic family home.

📍 The site: A side garden sitting right on the edge of the development boundary.

💡 Our approach: Recognise the potential for a new building plot and create a well-designed home that works with both the site and its countryside setting.

🏡 The result: A generous 3-bedroom family home overlooking the surrounding countryside, including:

• 3 large double bedrooms
• A master bedroom with a stunning double-height space and en-suite
• Large kitchen, dining & sitting room
• Separate ground-floor reception room
• Ground-floor WC
