💧 The Reality of a “Simple Job” in Plumbing 💧

I was recently called out to change an immersion heater – usually a fairly straightforward task. Isolate the tank, drain down the hot water cylinder, swap out the old part, and fit the new one.

But with older systems, things don’t always go to plan…

📸 Pic 3 – The drain-off valve wouldn’t drain properly – washer stuck and baked in.
📸 Pic 4 – Gate valve wouldn’t shut off, so that needed replacing.
📸 Pic 5 – Cold water tank connector leaking due to a split washer.

What should have been a quick job turned into a six-hour challenge. There’s simply no way to quote a fixed price for this kind of work, because once you start uncovering hidden issues, it can snowball.

That’s why I always explain each step to the customer, show them the problems as they arise, and make sure things are fair on both sides.
