If you’re preparing to build a bespoke new home, it goes without saying that you’ll need to obtain planning permission. But with the right know-how, this doesn’t need to be the nail-biting process you’re expecting.
Here’s how to design a bespoke home that meets planning permission 👇
1️⃣ The starting point should always be the site itself. Before designing the house, we look carefully at the landscape, surrounding buildings, access and the character of the area. The house needs to feel like it belongs there.
2️⃣ Particularly around North and East Yorkshire, understanding the local planning context is really important. Every site has its own considerations, whether that’s a conservation area, heritage setting, village character or the surrounding landscape.
3️⃣ Getting the scale and proportions right is paramount. A house can be quite large but still sit comfortably on a site if the overall shape, form, size, roof-style and relationship with its surroundings have been carefully considered.
4️⃣ Materials have more of an impact than you’d expect. We tend to look at what has traditionally been used in the area and then think about how those materials can be interpreted in a way that feels appropriate, rather than simply copying an existing building.
5️⃣ It’s essential to think about planning from the outset. It’s much simpler to design with planning requirements in mind, rather than to reach the end of the process and have to make compromises or redesign parts of your house.
