Spotlight on the R1

The R1 might be one of our smallest homes… but honestly, it punches well above its weight.

Because it’s built using cassettes instead of trusses, you get this beautiful vaulted ceiling running right through the space. (Well… apart from the bathroom. We had to calm ourselves somewhere.)

It’s a real nod to the wee byres you see dotted around the Highlands & Islands — and the minute you add a bit of stone cladding, it just belongs in the landscape.

One thing we love doing with the R1 is pairing it with our R2. Suddenly this whole space becomes your kitchen and living area and… wow. Such a good example of how flexible modular design can be.

While most of the UK seems to be enjoying a heatwave, Skye is living up to its name - Eilean a’ Cheò
(The Misty Isle).

Low hanging mist, a fairly breezy weekend and finally, some rain (which at least keeps the midges at bay).

The weather tends to shape quite a lot up here.

Not just the landscape, but how buildings sit, how materials age, and how details are put together

You start thinking differently about door openings, shelter, durability and what actually lasts in these environments.

That's why we’re drawn to quieter materials such a a local larch cladding, materials that weather properly

🚁Land Hunt

A bit like the old Treasure Hunt programme… except instead of Anneka Rice, it’s drainage reports, planning constraints, SEPA flood maps and wondering where the nearest power supply is.

Finding the right plot for your home will usually take longer than building the house itself.

And truthfully — not all plots are created equal.

Some are straightforward.
Some look straightforward.
And some quietly contain some financial surprises hiding under the bracken and heather.

Roofing + Sinusoidal Steel (wavy steel to you and I!)

We’ve made a very conscious decision to use a more agricultural roof sheeting on many of our houses. That choice is aesthetic — but it’s practical too.

The sinusoidal steel allows us to close in a house quickly, often within the first week of an R.HOUSE being erected. In Highland conditions, that matters. It keeps momentum on site and protects the building early.

Visually, it nods to the agricultural buildings scattered throughout the Highlands and Islands — simple, hardworking structures that have always made ordinary materials do extraordinary jobs.

And yes — it’s tied down with some serious hurricane fixings. It’s not going anywhere.

People often ask about the sound of rain on the roof. Truthfully, it’s no different to most modern roofing systems. With the insulation levels in our build-ups, you’ll be sleeping like a baby while the weather does its thing outside.

On the flip side, we can also slate many of our buildings where planning conditions insist — or where the context calls for it.

Simple materials. Properly used. Doing a lot of work.

🏠Motivation behind R.HOUSE : Prefabricated Panels 🏠

What’s it like building in the Highlands and Islands?
Wall-to-wall sunshine… obviously. (We wish.)

Most of the time, it’s sideways rain and a wind that’ll take your hat with it. (OK - just 250 day of the year!)

When R.HOUSE was still a concept, most homes were still being built fully on site — stick-built or traditional timber kits.
Now picture that in Highland weather…
Trying to keep everything straight, dry, and accurate. Not easy.

So we asked:
How do we make a tough process simpler?

Prefabricated panels.

Built in a controlled workshop environment, complete with windows, doors, and cladding — well away from the elements (even Skye in August ).

The result:
Better precision
Faster build times
Higher quality
And crucially… a dry structure

Then it’s delivered to site on a single lorry and lifted into place with our specialist crane. Panels up in a morning. Roof on soon after.
Leave for work… come back to a house that wasn’t there before.

It might sound simple. That’s kind of the point.
We do the hard work upfront —so everything on site becomes easier.

And another R.HOUSE is born!

🌟Team Spotlight – Bop🌟🌟

On the Isle of Skye, you’re nobody without a nickname… and “Bop” is right up there.
His Sunday name? Iain. So well hidden I had to double check with HR.

With a family tree full of joiners and builders, it’s no surprise Bop’s got serious skill in his toolkit. A proud Sgiathanach from the wilds of Staffin, he comes from a long line of respected tradesmen — starting here as an apprentice and now five years in, bringing solid graft and top-tier banter.

A solid guy — though don’t let the cute face fool you… there’s serious Gizmo energy here. Gremlin rules apply: no food or drink after midnight. We wouldn't have it any other way!

College work’s never been his thing. Give him a proper job, a set of tools, and he’s happy — sleeves rolled up and straight into it.

Off-site, he’s midfield for Portree Football Club — with the odd Man of the Match to his name (which you will hear about).

And in true Skye fashion, he’s got sheep to tend too — real ones, not just his pals in the pub.

Good craic, polite, hard worker, and always up for a chat — exactly what R.HOUSE is all about.

A Reminder!

If you’ve been watching R.HOUSE from afar, but never quite felt the turnkey route was for you…

Our wind and weathertight option might be worth a look.

We still take care of the heavy lifting — Site unlocking, planning, building control, and getting the house up and sealed from the elements. Structure, walls, roof. Done. We even throw in the big lorry and crane and the Kevin's for a few weeks!

From there, it’s over to you. Toolbelt on, or bring in your own team to take it through the internal works.

It gives you more room to move. You can manage your own contractors, negotiate your work to your own pace, and make decisions as you go — rather than locking everything in upfront.

We’ll give you the roadmap. You decide how to run it.
