Today’s task: project programming & pre-construction planning.

This is the “boring” side of construction… although I actually quite like this bit!

Today I’m working through one of our upcoming projects, building out the full programme before we get properly underway.

We plan the sequence of works, trades, material orders, deliveries and key milestones — working out what needs to happen, when it needs to happen and what needs to be in place beforehand.

And we don’t keep that programme to ourselves.

Our clients get access to it too, so they can follow their project week by week and see exactly what’s happening and what’s coming next, alongside our regular site updates.

It means we know when materials need ordering, when they need to arrive on site, when each trade is required and how everything fits together.

More importantly, it gives us the opportunity to identify potential problems before they become problems and put things in place early to minimise delays and disruption.

This is a big part of pre-construction that people don’t always see when comparing prices.

Two builders may appear to be pricing the same job, but what sits behind that bottom-line figure can be very different.

At OBR, we believe you’re not just paying for the physical work. You’re paying for the planning, organisation, coordination and management behind it that helps the physical work run properly.

We’d rather think it through, plan it properly and get it right first time than make it up as we go along.

For our clients, that means fewer surprises, better communication, a more organised project and the reassurance of knowing what’s happening with their home every step of the way.

It might be the boring bit…

but it’s one of the most important parts of delivering a well-run project.

Why Pre-Construction Planning Matters

Sometimes, the most important work on a construction project happens before construction even begins.

We’re due to start structural alterations on this property in a few weeks’ time. As part of the project, an existing opening between the original house and a newer extension is being enlarged, allowing more natural light through and helping the two spaces feel properly connected.

Before finalising the structural design, we arranged for our structural engineer to attend the property. Rather than designing around assumptions about how the original building had been constructed, we carried out some careful opening-up and investigation work.

And it was worthwhile.

What initially appeared to be a more conventional construction turned out to incorporate an existing structural steel frame, meaning the proposed new steelwork needs to be considered in relation to what is already there.

Finding that out now means our structural engineer can assess the existing arrangement properly and design the correct solution before our team arrives to begin the main works.

Had we simply turned up, started opening the wall and dealt with whatever we found, this discovery could have resulted in delays, additional decisions being made under pressure and disruption to the programme.

That isn’t how we like to approach our projects.

At Olney Building & Renovations Ltd, our pre-construction process is about getting the right people involved at the right time, investigating where necessary and removing as many unknowns as reasonably possible before work begins.

You can’t uncover everything in an existing building until you start opening it up — but you also shouldn’t work on assumptions when there’s an opportunity to find out beforehand.

Investigate. Design. Plan. Then build.

It might not be the most glamorous part of construction, but good preparation is often what makes the construction phase run smoothly.

🏡 ANOTHER OBR TRANSFORMATION IS COMING…

We’re excited to be starting this garden transformation on 15th September — and it’s going to look very different when we’re finished.

The existing space will be transformed with porcelain paving, composite cladding, glass balustrading and carefully considered aesthetic lighting, creating a completely new outdoor area for our clients to enjoy.

But for us, the work starts long before the first tool comes out.

We’re currently in the OBR Pre-Construction Phase, where we plan the project in detail before arriving on site.

Materials and specifications are confirmed.
Trades are coordinated.
Orders and deliveries are planned.
The programme of works is mapped out.
Project documentation is prepared.
Potential issues are considered before they become site problems.

The aim is simple: one clear plan, one coordinated team and a smoother project for our client, with fewer unnecessary delays and surprises along the way.

At Olney Building & Renovations, we believe a great renovation isn’t just about the quality of the finished work — it’s about the organisation, communication and experience that gets you there.

Finally got round to trying Sandwich Land in Olney today… and it’s as good as everyone says! 👌

Halloumi, hot honey and Greek salad, absolutely amazing!

One of the things I really enjoy about working in and around Olney is getting to support other local independent businesses when I can.

We spend most of our days helping homeowners locally with extensions, renovations and building projects, so it’s always nice to stop for five minutes and support another local business.

If you haven’t tried Sandwich Land yet, definitely give it a go.

Just heading into The Cherry Tree in Olney for a meeting with a prospective client to discuss the next steps for an interesting local project.

The property is an older existing building that now needs some attention, with the aim of giving it a much needed facelift, addressing the areas that require improvement and preparing it properly for the next stage of its life.

Today’s meeting is about understanding exactly what the client wants to achieve, looking at the options available and establishing the right way forward before any work begins.

For us, that early planning is an important part of any renovation project. Taking the time to understand the building, the client’s priorities and the end goal helps us develop a clear scope of works and make informed decisions from the outset.

Looking forward to discussing the possibilities for this one.

Repointing & Masonry Protection Underway | Olney

We’re carrying out some targeted external repairs on this property for Marcus Jordan Property Management in Olney, following signs of minor water pe*******on through the upper brickwork.

The property is of traditional solid 9-inch brick construction, so unlike a modern cavity wall, there’s no cavity separating the external brickwork from the internal face. Keeping the external masonry and mortar joints in good condition is therefore particularly important.

The works include:

• Carefully raking out defective and missing mortar joints around the chimney and areas of brickwork above the garage roof
• Repointing where required to restore the integrity of the masonry joints
• Allowing the new pointing sufficient time to cure and dry
• Applying Stormdry Masonry Protection Cream to the completed brickwork to provide additional protection against wind-driven rain and moisture pe*******on

Particular care is also being taken with the existing garage roof.

Rather than placing access equipment directly onto the roof covering, we’ll protect and spread the load using OSB boarding, providing a suitable base for the tower scaffold and helping prevent unnecessary damage while we access the higher-level brickwork.

Why apply Stormdry?

Older solid brick walls manage moisture differently from modern cavity construction. Deteriorated or missing mortar joints can provide routes for wind-driven rain to pe*****te the external face, particularly on exposed elevations.

Once the defective joints have been properly repaired and allowed to cure, Stormdry is applied to the masonry. It pe*****tes into the substrate and creates a water-repellent barrier while remaining vapour permeable, helping reduce rainwater absorption without simply sealing the wall with an impermeable coating.

It’s a good example of why damp issues shouldn’t automatically be treated from the inside.

Identify the source, repair the building fabric correctly, and then provide the appropriate protection for the construction type.

Another local project underway in Olney, with the focus on carrying out the right repairs and protecting the property for the years ahead.
