🌟 Penthouse Transformation: Luxury Living in Carlingford 🌟

​There is nothing quite like bringing a premium vision to life. We recently wrapped up a full interior painting and decorating project on this absolutely stunning, luxurious penthouse apartment in Carlingford.

​This project run by team at O'Hare McGovern, with the immaculate flooring, curtains, blinds, and carpets selected by the talented designers at Maypole Interiors.
​True luxury is all in the preparation. To get these surfaces ready for a flawless finish, we left no stone unturned:

​🛠️ The Preparation Stage
​Bare Plaster Work: All bare plastered areas received a proper mist coat, followed by skim filling and a full sand down to ensure a uniform surface.
​Walls & Ceilings: Every inch was thoroughly sanded down, with all defects, cracks, and holes meticulously filled and sanded smooth.

​Woodwork & MDF Prep: Skirting, doors, frames, panelled feature walls, and custom hall units were fully primed using Fleetwood Aqua Advantage Primer/Undercoat. All woodwork nail holes were filled, sanded, and perfectly caulked before painting.

​🎨 The Flawless Finish
​Ceilings: Completed with two coats of Fleetwood Paints Extra Plus Vinyl Matt Brilliant White for a crisp, bright overhead finish.

​Woodwork & Custom Cabinetry: Trim, doors, frames, panelled feature walls, and bespoke hall units were finished with two durable topcoats of Johnstone's AquaGuard in Brilliant White.

​Main Walls: Coated in Crown Trade Paint Clean Extreme tinted to the timeless Farrow & Ball Shaded White (No. 201).

​Feature Walls: To create a striking look, the panelled walls were finished in Crown Clean Extreme tinted to the gorgeous, muted tones of Farrow & Ball Dix Blue (No. 82).

🎨 Hallway & Landing Transformation: Excellence is in the Prep 🎨

​A professional finish isn’t just about the final coat of paint; it's about the hours of unseen work that guarantee durability and perfection. This recent project was a perfect example. We moved this space from a yellowing oil-based finish to a high-performance, lasting water-based system, but the real victory was in the prep.

​The Full Scope of the Restoration:

​1. Ceiling Rescue: Those "hairline cracks" needed a permanent fix, not just a cover-up. We raked out the cracks, filled them with Toupret Flexible Filler, scrim-taped for structural integrity, and applied three coats of filler for a perfectly smooth, invisible repair.

​2. Precision Carpentry: The existing attic door needed a professional touch. We custom-fitted the surrounding frame with precise measurements, utilizing Se-Adhesion Glue and screws. Nail holes were filled and sanded, followed by priming, undercoating, and two tough top coats of Johnstone's AquaGuard.

​3. Woodwork Overhaul: Every staircase spindle, door frame, and skirting board underwent a comprehensive three-coat waterbased system. Moving from old oil-based to water-based not only avoids harsh fumes but means that white stays bright and true without yellowing over time.

​The Spec Sheet:

​Ceilings: Two coats of Fleetwood Extra Plus Vinyl Matt (flawless, fresh finish).

​Walls: Two coats of Crown Clean Extreme (tough, durable, and wipeable) in Fallow & Ball Shaded white no.201

​Woodwork (3 Coat System): Prime & Fleetwood Advanced Primer/Undercoat, finished with two top coats of Johnstone’s AquaGuard.

They say a great paint job is 90% preparation, and this project was the perfect example! From water damage and deep cracks to intricate wallpapering, we took this room back to basics to ensure a high-end result.

​🛠 The Professional Process:
​Stripping & Structural Repair: Removed the old wallpaper and used pull bonding to rebuild the damaged sections around the new fireplace.

​Surface Perfection: Applied two skim coats of Toupret fine finish filler followed by a full sand of the ceilings and walls to remove every defect and nail pop.

​Problem Solving: Sealed a water-damaged area with Zinsser Cover Stain and prepped the feature wall with Zinsser Gardz to guarantee the new wallpaper wouldn't budge.
​The "Envelope": Ceilings finished in Johnstone's Covaplus Brilliant White.

​✨ The Final Reveal:
​Walls: We used the timeless Egyptian Cotton in Johnstone's Acrylic Durable Matt finish—the perfect "greige" that works in any light!

​The Feature Wall: This was the real test! We installed Debona "Crystal" Glitter Encrusted Vinyl. Wrapping this around the two windows and the intricate curves of the fireplace mantle required a lot of patience and precision, but the seamless look was worth it.

Restoration of kitchen & living room completed.

✅️Bare plastered ceiling and skimmed patched areas sealed and misted coated, Ceiling and walls sanded down, skimmed patched areas flush filled with Toupret Joint Fill & Skim for a perfectly smooth surface.

🏉Newry RFC: Clubhouse Refresh Complete! 🏉

​We are thrilled to finally pull back the dust sheets and welcome the members of Newry Rugby Club back to a brighter, fresher, and more modern Newry RFC Clubhouse! After a period of hard work behind the scenes, the renovations are complete, and the bar is ready for match day.

​Extensive Surface Preparation: We addressed years of wear and tear by scraping, sealing, priming, patching, filling, and precision-sanding every wall surface to ensure a flawless solid foundation.

The interior ceiling painted with Fleetwood Paints extra plus brilliant white for fresh clean finish, interior walls painted with modern contemporary colour of Fallow and Ball skimming stone in Crown Trade Paint clean extreme durable matt, for a tough and long lasting finish, brightening the space and providing a clean backdrop for the club memorabilia.

During the process, we ensured all the historic wooden features, bar surfaces, and seating were fully protected to maintain their original character, wall fixings and frames removed and cleaned and all other areas mask taped up.

Deep clean after work completed from the entryway to the bar back, the space has been thoroughly polished, including all woodwork and the reinstalling of floor mats for a welcoming finish.

Media wall and living room completed just in time for Christmas, alot of prep and a tight deadline to get it finished in time, but was a privilege to do as this living room was part of the home house of a certain Armagh all Ireland winning captain and manager 🟠⚪️.
