🏡 16 Hawthorne Road — BOUGHT, REFURBISHED & SOLD! 🔑💰

Another property project completed from start to finish.

We bought 16 Hawthorne Road for £165,000 and funded the deal using:

💷 £125,000 bridging loan
💷 £38,000 development finance
💷 Around £40,000 of our own money

The original refurb budget was £38,000, but as anyone in property knows, things don’t always go exactly to plan! The final refurb came in at around £50,000.

🔨 Around 4 months to complete the refurbishment

Once finished, we put the property on the market — and within just 2 weeks, it SOLD! 🎉

After the purchase, refurbishment, finance costs, fees and tax, we walked away with approximately:

🔥 £36,000 PROFIT 🔥

It wasn’t a perfect project. We went over budget and there were plenty of lessons along the way, but that’s property development.

Buy. Add value. Sell. Learn. Repeat. 📈

Onto the next one! 🏡🔨

With Grant Cardone – I just got recognised as one of their top fans! 🎉

One of my first property projects and a great learning experience.

Purchased for £230,000, spent around £70,000 on the refurbishment, taking the total investment to £300,000.

The property was valued at £320,000 before the project was fully finished, with an estimated end value of around £350,000 once completed to the standard originally planned.

I’ve attached the finished photos here. Unfortunately Facebook won’t let me upload the before videos and finished photos together, so I’ll put the before videos in the comments below.

This project wasn’t perfect, and there were a few setbacks along the way, but it proved that taking action and learning on the job is sometimes better than waiting for the perfect deal.

Now refinanced, with £150,000 pulled back out, and operating as an Airbnb.

Always learning, always improving, and onto the next one. 💪🏡

Hi everyone,
I’m looking to buy properties mainly using the BRR strategy (Buy, Refurbish, Refinance).
I’m interested in properties that need work, refurbishment projects, tired rentals, probate properties, or anything with potential to add value.

The main focus is finding properties where I can renovate, increase the value, refinance, and hold as long-term investments.

I’m also open to direct-to-vendor deals, off-market opportunities, and networking with investors, agents, sourcers, and anyone who may have suitable properties available.

Areas of interest: Morecambe, Bare, Torrisholme, Heysham, Lancaster, and surrounding areas.

Feel free to message me with anything suitable.

Thanks,
Strong Property Development Ltd
