Wet rot & timber 🪵

This is the result of prolonged ignored maintenance that then becomes a building issue.

The root cause of this turned out to be a leak behind the upstairs toilet, which had been misdiagnosed many times as rising damp & sub floor condensation.

Full timber replacement was required due to the severity of the issue.

Another recent project, sadly the majority of the plaster across the ground floor had perished. As well as the timber in the sub floor at the foot of the stairs.

As always we identified the ingress points correctly and put in place the correct course of treatment.

Multiple issues here leading to a very damp house, that will very soon be dry, finished photos to come.

Here we have a recent French drain installation,

Cold, wet earth pressed against a non cavity wall will always cause problems on the inside, again we saved the customer the trouble of having to remove all their internal plaster to install a membrane or similar.

Again poor workmanship plays a part here as the render is right down to the floor, creating a bridge. As the render was so strongly bonded to the sandstone, we opted to apply a heavy duty protection as opposed to damaging the face of the bricks.

We were also able to lower the external ground level. We also investigated and smoke tested air bricks which were sufficient.

The property was also fully protected with a 10 year sealant.

Recently we saved a client potentially thousands of pounds, having previously been quoted for a full DPC installation and hacking off of existing plaster.

Upon investigation you can clearly see the damp is caused by bridging.

We redecorated with specialist, breathable paints, in order to prevent staining, in preparation for the declarators to finish.

💧🧱Let’s talk pointing, or re-pointing to be precise 🧱💧

Pointing skills should be a weapon in the arsenal of any damp remediation specialist. Perished mortar is a leading cause of penetrating damp, whether that be in the brickwork itself or around inlets and outlets to the property, such as soil pipes.

Whilst I admit, I am no “bricky” and you will see examples of re-pointing better than the photos below. Unfortunately, I see more poor examples or repointing that I see good examples. Uneven mortar levels or mortar stains on the brickwork being the most common

Below is an example of a job we completed in the summer, pointing of this standard will not only keep your house protected from damp, but add value to your property through curb appeal.

We even gave their roof and gutters a clean free of charge.

🌧️The heavy rain will easily reveal any discrepancies occurring on your gutters and downspouts. 🌧️

💧This video shows an example from over the weekend where we spotted this problem on a house we have been working on. Due to this house being recently refurbished nothing has shown on the inside… yet, but it would not take long if left unfixed.💧

Another recent membrane & injection installation, covering the full ground floor and as always, backed by a 10-year guarantee!

When ready this will be boarded and skimmed, you won't even know it's there! The combination of the moisture barrier formed by the injection, and the membrane makes this the ultimate solution to combat Rising Damp.

Rising damp fixed correctly, at the source. Paired with internal damp course (Injection and membrane) this damp won’t be returning anytime soon!

Here we removed and relocated a downspout and we had to remove the old drain as it was leaking underground. We also had to reconnect all the drainage and install new guttering, ensuring water is carried away efficiently.

Always fix at source!
