How much do you trust the existing drawings? 🤔
One of the biggest risks on any refurbishment project isn’t the design.
It’s assuming the building matches the drawings.

Recently, we surveyed an older property where the client already had a full set of ‘existing plans’.
On paper, everything looked straightforward.

On site, it was a different story.
•walls that weren’t where the drawings showed them.
•floor levels that changed unexpectedly.
•openings that had been altered over the years.
•an extension that had never made it onto the plans.
None of these issues are unusual- especially in buildings that have evolved over decades.

The problem is that even small inaccuracies can snowball into redesigns, site delays, and akward conversations once construction begins.
A measured building survey isn’t just about producing drawings.
It’s about giving the team confidence that they’re making decisions based on what’s actually there- not what someone measured 20 years ago.

How long does a survey take?

This can depend on the building size, access, complexity & required outputs.
Generally, a survey will take around 2 hours, this is for both internal & externals data to be captured. This is based on a residential property.

Point cloud explained:

A point cloud is millions of measured points that create a representation of a building or map a real-world object, room or landscape.
Every single point acts like a coordinate on a graph, defined by its X, Y and Z axes.
