A recent commercial to student accommodation project reminded us why daylight strategy is rarely one size fits all.

Some of the existing windows were quite narrow, so certain proposed habitable rooms needed extra support to achieve good internal daylight quality.

The solution was a targeted one: sun tubes in selected units to help enhance daylight quality where the existing window arrangement was more limited.

Good daylight and sunlight design is not always about using bigger windows. Sometimes it is about understanding the room, the building and the planning context, then finding the right intervention.

At Daylight Planning, we help clients and design teams identify these issues early, before the design is set in stone.

A reliable analysis starts with an accurate model.

This reel shows part of our typical workflow - from scan data, to 3D contextual modelling, to the technical analysis that follows.

By building models from accurate, reliable survey data, we create a stronger foundation for accurate technical results.

For us, good modelling is not just a drafting exercise. It is a critical part of the analysis.

Do garden fences affect daylight and sunlight assessments?

It’s a question we are often asked when reviewing residential developments and house extensions.

Under BRE daylight and sunlight guidance, not everything that casts a shadow needs to be included in an assessment. The focus is usually on structures that produce consistent, measurable shading.

For example:

• Opaque fences or walls above around 1.5m may need to be considered when assessing sunlight to gardens.
• Lower fences, railings or trellises that allow light through are often treated differently.

Small details, such as boundary structures, can sometimes influence how sunlight reaches gardens and outdoor spaces - which is why they are sometimes reviewed during planning assessments.

Good design follows the light.

Daylight & sunlight assessments and Rights of Light are often assumed to be the same thing, but they serve different purposes.

Daylight and sunlight studies are typically carried out as part of the planning process, helping to understand how a proposal may affect neighbouring windows and outdoor spaces.

Rights of Light, however, is a common law matter concerning whether a development interferes with a neighbour’s established access to light through their windows.

Because they measure light differently and operate in different contexts, a scheme that performs well in daylight in planning terms may still require separate Rights of Light consideration.

Understanding both early in the design process can help avoid delays, redesign and neighbour disputes later on.

Not every scheme that looks acceptable in elevation will perform well under daylight and sunlight testing.

Outcomes are usually driven by spatial relationships - massing, depth, proximity and orientation, rather than intent.

Early analysis allows design teams to test options before submission, when flexibility still exists.

We work alongside architects and planning consultants at concept and pre-submission stage.

“We’ve just had a daylight objection…”

It’s a conversation we’ve had more than once.

Most daylight and sunlight issues aren’t about poor design — they’re about when testing happens.

When analysis starts at the concept stage, schemes move forward with far fewer surprises.

If you’ve ever had to revisit massing after submission, you’ll know how much flexibility disappears.

Early input protects design intent.

Planning an extension is not just about what the council approves — it can affect your neighbours too.

Many homeowners do not realise that planning permission does not cover everything, including neighbour rights around rights of light.

Saving this checklist now could help avoid stress, delays, and difficult conversations later.
