ACKOYDON ESTATE, SITE B – London
Wandsworth London Borough Council are in the process of revitalising and optimising their existing estates including at Ackroydon Estate and West Hill Ward. Sites were identified for refurbishment and development. Three other residential sites have been taken forward alongside site B pictured here. This is our second commission with Wandsworth Borough Council to rejuvenate and optimise their council housing stock.
The design team consulted with residents and developed design options. These have been developed for further consultation, planning and tender. Site B included a refurbished community hall, rejuvenated sunken garden as a playable space, an entrance square and refurbishment of the existing shop frontages. The design meets accessible standards and accommodates existing trees and features from the original sunken garden. The play area was also assessed by Rospa to ensure it meets best practice and safety requirements.

ORCHARD PARK – Cambridge
Allen Pyke Associates were appointed by Cambridge Investment Partnership (CIP), to develop this underutilised plot in Orchard Park for residential development. The design was a collaboration with Mole Architects and Carter Jonas planning consultants. The building masterplan was set around a shared surface courtyard with soft edges, informal seating and growing garden along with links to the public open space.
Improvements to the adjacent public open space formed an important part of the development. A consultation event informed our proposals to incorporate additional play, enclosure and community uses to the space. The proposals have transformed an under used, dull space into an elegant active and green parklet catering for the local community. Planning Approval was granted in 2021 and the scheme completed in 2024.

EAST HILL, PHASE 1 – Chatham
Allen Pyke Associates were commissioned by Taylor Wimpey South East to design the landscape for the first phase application of this 87 residential unit development in East Malling, Kent.
A large open space is proposed to the north of the site. It will link the first phase to the rest of the development and includes SuDS and a NEAP (Neighbourhood Equipped Area for Play). The play area will provide various experience for children of all age group.

The steep slope running from northwest to southeast, was one of the main constraints of the site. Have a look at our grid to see the full sections illustrating the level change.

BALHAM HILL EAST ESTATE – London
A detailed planning application was prepared followed by tender documentation for the development of the site at Balham Hill, East Estate on behalf of the client Wandsworth Borough Council.
This formed part of two sites that we developed for the client in association with BPTW architects. Balham Hill East incorporated a mix of 1 and 2 bedroom affordable houses into the estate alongside landscape improvements. The existing estate consisted of parkland trees in an uninviting grass monoculture, with a sever hard β€˜play’ space.
βœ… The proposals were developed, via consultation with residents, to produce a structured series of landscaped and garden spaces enhancing the value of the space for residents and an on-site nursery provider whilst also enhancing wildlife and biodiversity. The planning submission was approved and tender package prepared in 2024.

BRENTCROSS PLOTS 13 & 203 – London
Allen Pyke Associates were appointed by Galliford Try as part of their design and build team to develop the project to construction stage. The proposals included a podium landscape, with access stairs and an amenity upper-level roof garden. The proposals have been developed to meet Part B of the Building Regulations (Fire safety). A blue roof was introduced over the podium slab as well as an automatic irrigation system. The seating and boulders formed part of the play strategy which was coordinated with Rospa. The proposals involved extensive coordination and collaboration with Argent’s planning stage landscape architect, Andy Sturgeon, to ensure the intent was realised. The proposals also included bespoke bug hotels, seating and a dry riverbed that meanders through the main podium.
We undertook a site inspection at Brent Cross Plots 13 and 203 in July 25. Work is well underway and we are really looking forward to seeing the finished landscape later this summer.

ARAGON AND SACKVILLE CLOSE – Cambridge
Allen Pyke Associates were commissioned by Cambridge Investment Partnership to provide landscape design services up to planning submission for two former garage sites in Cambridge within existing residential estates; transforming them into 14 low-carbon, two-bedroom council homes.
Established in 2017, CIP addresses the housing shortage across Cambridge by providing new council housing. For each site we worked with Pollard Thomas Edwards architects to maximise tree retention and enhance the open space provision incorporating meaningful places and play opportunities to encourage active use of otherwise poorly used spaces. Paths avoided tree roots whilst combining with tapered planting beds, to provide defensible space to private rear gardens terraces. Hedges and narrow groundcover beds will provide a unifying defensible frontage to the buildings. The planting palette was selected from robust and drought tolerant species and in combination with the ecological consultant to increase biodiversity in line with national and local policy objectives.
The scheme was shortlisted for Best New Building in the Greater Cambridge Design and Construction Awards 2025.
