Our Tokyo Cross Park project is featured on ArchDaily, as construction begins on a landmark new building for Tokyo and the prototype for Japan’s future ‘Photonic Cities’.

The NTT Hibiya Tower, designed by PLP Architecture, will be the world’s first building to fully integrate IOWN at the architectural scale – a next-gen infrastructure based on light (not electricity), offering real-time, ultra-fast, low-energy connectivity.

This means buildings that can sense and respond, digital twins that run continuously, and shared experiences that unfold across continents with no delay.

PLP is Design Architect, Masterplanner and Placemaking Strategist for the wider Tokyo Cross Park Vision, a 1.1 million m² smart city regeneration in the heart of Tokyo.

NTT Hibiya Tower is built for 2050, a future where we’re even more connected.

Now under construction, the tower is purpose-designed around IOWN, NTT’s next-generation light-based communication technology. IOWN enables radically faster, cleaner and more responsive ways of working and living – supporting up to 125× more data, 200× lower latency and 100× lower energy use than today’s digital networks.

This creates a building where collaboration is instantaneous and borderless: adaptive workplaces, real-time hybrid spaces, immersive public areas and cultural venues that synchronise with cities across the world without delay.

As the flagship of our 1.1 million m² Tokyo Cross Park Vision, the tower sets a new benchmark for smart buildings.

We treated everything in both our old and new studios as resources, not waste.

By reusing and repurposing 92% of materials across the two spaces, we created a circular fit-out that was 68% cheaper than a typical London office – without compromising quality or design.

A tale of London old and new is currently being told in form of ’s recently unveiled artwork ‘Intersections’, at our Holborn Viaduct site. Spanning over 100 meters in length, its narrative speaks of the site’s ancient history, items unearthed during our recent excavation, personal stories and local folklore.

Beyond its technical functionality, the WLA Artificial Intelligence Laboratory also focuses on the human, providing a world-class workspace that prioritises researchers’ comfort and social interaction.

In this recently opened AI Lab, a large central atrium provides five distinct collaboration spaces to encourage cross-disciplinary interaction and break down research silos.

As well as an interior design that boosts specifically designed to boost creativity and productivity, outside spaces like landscaped roof terraces and gardens promote relaxation and recharge for scientists.

Tower Ten offers ‘the highest quality and comfort in both the individual offices and communal areas’.

That’s according to ActiveScore, the world’s leading system for certifying active travel provision in buildings and on street, who have awarded the building with their Platinum certification.

Contributing to Tower Ten’s certification were the buildings excellent transport links, with Schiphol airport and the city centre only minutes away from the adjacent Amsterdam Zuid station, making it ideal for international businesses and visitors.

The building also features 1187 secure bike parking spaces for occupants and visitors have access to an additional 6660 spaces.
