Since July 2020, EICR certificates have been a legal requirement for all rental properties in England — and fines for non-compliance can reach up to £30,000. That's not a risk worth taking.

An Electrical Installation Condition Report (EICR) checks that the wiring and electrical systems in your property are safe and up to standard. They're required every 5 years, and your tenants have every right to ask for one.
