Listed Building Consent: In late July 26 our clients received Full Planning and Listed Building Consent for their home in the Harleyford Conservation Area, Lambeth. We achieved consent in 15 weeks. There was no Pre-App, just straight in with a robust and comprehensive application addressing the items that required consent, including a whole house Air Source Heat Pump and fan coil heating system. We did grant 2No. EOT’s during the determination period, nearly doubling what should be a statutory determination period of 8 weeks but this approach appears still to be the fastest and cheapest route to a (positive) decision, listed building or not, over the last 2 years. I’ve been enjoying working with the clients on Stage 4 Technical Design now for items that need immediate attention, namely a new shower room, bathroom services at lower ground, whole house electrics and external joinery.

Catching Glimpses: Tooting Bec House’s double storey rear extension was built over a tight two week programme in the Easter Holiday of 2025, combining carefully orchestrated trades both off and on site to deliver a weather tight shell in 13.5 days. Peter Molloy captured some site photos during that period of fast paced change. So when taking pictures of the fitted out space and landscaping, which came in the following months, he was presented with the attempt at the interiors and the architecture cohering. The photos acted both as a reconnoissance and record. The materials chosen were sought as complementary and also contrasting whilst all having a common thread from light switch to floor - you touch what you see. Materials that are tactile, textured and real. I think that’s important, my work continues to explore why that is so and why it’s so important to make real things out of real stuff.

Morning Glow: Kitchen in Tooting Bec house by Peter Molloy

In Use: ROCBLOC was chosen in one of the supplier’s first domestic applications. It adds texture and can be used to play with light and shadow. The perps are left raked so the eye reads the vertical more than the horizontal to highlight the room height. It’s also cool to play a game of spot little critters calcified in the limestone. In Use: When a house affords width, I’ve learned over 10 completed projects that a run of sliding doors can give the most flexibility across a facade. At Tooting Bec house, minimally framed aluminium windows allow all season views, large or small openings blur inside and outside and stacked together offer screening as the sun tracks across the garden - so you can choose whether to watch the blustery garden in winter, open things up and entertain whilst catching a breeze in spring or, continue the indoor kitchen with the outdoor kitchen to make a quick family pizza in the evening whilst still being close enough to hear about everyone’s day. On Site: IC Construction and have teamed up again to create these spaces - a garden flat extension with some extra flare. From site dig to frame up in 3 months. This will go on to be wrapped in natural zinc and glazing system. Can’t wait for that oriel window!

In Use: A fun family bathroom captured by Peter Molloy . We used spare terracotta tiles and VOLA taps salvaged from a skip. The taps had new internals and seals put in with help from Burge & Gunson Luxury Bathrooms and the tiles were coated in 3No. Layers of danish oil to seal them. The sanitaryware was sourced from Haddon and the deep soaking bath from Omnitub Ltd. The former fireplace hearth is remade into storage and the paint is MYLANDS John’s Pantry. We considered long and hard about the lack of shower screen and thought a waterproof shower curtain could be a playful edition without taking up too much space or constructing the use of the bath. Install by IC Construction for a clean finish.

In Use: Morning, afternoon and evening… Tooting Bec House’s rear garden is south facing with views onto a neighbouring gable wall. The sun tracks conveniently so the harsher rays are part obscured by this gable. This forgives the use of large glazing here that can be thrown open to use the garden or closed off and watch the rain and bluster outside. What you always have though are long views towards the sky, so important for wellbeing and calm - the evening wine helps, too. Photos by Peter Molloy

In Use: Introducing Tooting Bec house, a double storey timber framed extension that reframes the house. It’s 1.5 houses wide, an unusual type to work with. The house was bought with the idea of replacing a lacklustre rear addition. 4 years in the thinking, got planning in late 2023, and started on site in January 2025. 4 months in the ground, the structural frame built offsite whilst the groundworks were completed. 2 weeks to assemble, insulate, weatherproof and glaze. 4 months after that fitting out a new bedroom at first floor, a new bathroom, a WC, reconfiguring a utility room and forming a new kitchen and dining room that makes the house cohere with family life. On Site: The timber frame (after being built off-site earlier this year) is now being raised by This has been carefully sequenced with IC Construction bringing the ROCBLOC walls up which will be exposed internally. The care in these stages is really great to see on a tight site in this heat. This project has been on the drawing board since 2024 and simply wouldn’t have been standing in such a graceful way without the structural engineers .chatterton . Well done to all!
