Planning to renovate? These six things could delay your start date. ⏳

The builders may be ready—but is everything else?

Before work can begin, delays often arise from:

✔️ Designs that haven’t been fully agreed
✔️ Missing surveys or structural information
✔️ Outstanding planning requirements
✔️ Party wall notices that were left too late
✔️ Your preferred contractor being unavailable
✔️ Kitchens, finishes or other key products not being chosen in time

Decisions made late can affect the schedule, budget and work that follows. The earlier these details are sorted, the more confidently your project can move forward.

That awkward space in your home might be more useful than you think 🏡

London homes don’t always offer generous amounts of space, which makes the overlooked areas even more valuable.

A narrow side return could become part of a brighter, wider kitchen. The space beneath the stairs could provide much-needed storage. An unused landing might accommodate a desk or reading area, while a small box room could become a dressing room, nursery or home office.

Sometimes, getting more from your home isn’t about adding a huge extension. It’s about looking differently at the space you already have.

Which overlooked area in your home would you like to make better use of?

First fix and second fix—what do they actually mean? 🛠️

You’ll hear both terms throughout a renovation, but the difference is quite simple.

First fix covers much of the work that happens behind the finished walls, including electrical cables, plumbing, heating and structural carpentry.

Second fix happens once the walls and ceilings have been finished. This is when visible features such as sockets, lights, taps, radiators, internal doors and skirting boards are installed.

Why should homeowners understand the difference? Because decisions about lighting, sockets, heating and plumbing generally need to be made before first fix—not once the rooms are nearly complete.

Save this for your renovation planning.

Planning permission, building regulations and party walls – what's the difference? 🏡

They’re often confused, but they cover three different parts of a renovation:

Planning permission considers whether your proposed changes are acceptable for the property and surrounding area.

Building regulations make sure the work meets standards for areas such as structure, fire safety, insulation and ventilation.

The Party Wall Act may apply if the work affects a shared wall, boundary or involves excavation close to a neighbouring property.

Depending on your plans, you may need to consider one, two or all three and receiving planning permission doesn’t automatically cover the others.

Why do so many London homes feel dark even on a bright day? ☀️

Many period properties are long, narrow and closely surrounded by neighbouring homes, making it difficult for daylight to reach the middle of the house.

A thoughtful renovation can change that. Rooflights can bring light in from above, while internal glazing allows it to flow between rooms without losing separation. Lighter finishes help reflect the available daylight, and a better layout can open up darker areas and improve sightlines through the home.

Sometimes, it isn’t about adding more space; it’s about making the existing space feel lighter, more open and better connected.

Which room in your home could do with more natural light?

A bigger extension doesn't always mean a better extension.

The homes that feel the most spacious often make the best use of natural light, open layouts and a strong connection to the garden.

Features like roof lanterns, large glazing and thoughtful layouts can completely transform how a space feels.

Good design isn't measured in square metres.

It's measured in how the space works.

Found a London property with “loads of potential”? Check this before you buy. 🔑

A renovation project can be exciting, but not every idea will be straightforward—or possible. Before committing, look into:

✔️ Whether the property is listed
✔️ Whether it sits within a conservation area
✔️ Any Article 4 directions limiting permitted development
✔️ Previous planning applications and decisions
✔️ Access for builders, materials and waste removal
✔️ The visible structural condition
✔️ Whether your plans are realistically achievable

That dream extension, loft conversion or basement could be affected by the property’s history, location and local planning restrictions.

Do your research, seek professional advice and understand the property’s potential before making it yours.

Save this checklist for your next property viewing.
