18 months ago I was let go from an architecture practice.

Today my team of three is on a £200k+ run rate, working in multiple growing niches in leisure, care, roadside retail/forecourt spaces

This is exactly how it happened. No fluff, no highlight reel.

Save this if you’re an architect done racing to the bottom on fees.

Follow for more on how I built it.

Regulation drawings submitted 🏗️

We’ve just submitted building regulation drawings for a barn conversion project in Cockerham, Lancaster.

Originally started in the early 2000s, the build was left incomplete and needed a full technical review to put things right and bring it up to modern standards.

Our job? To navigate the legacy structure, resolve compliance issues, and provide clear, buildable detail to help this project finally reach the finish line.

Planning submitted ✅

We’ve just submitted a planning application for an extension to an existing barn conversion in the Chorley Green Belt.

Using Chorley’s volume limitation guidance for sites like these, we’ve maximised what’s achievable under their policy—carefully balancing character, context, and compliance.

A strategic design that respects the rural setting and makes the most of what’s possible.

Now we wait! ⏳

📬 Pre-App Submitted!

We’ve just sent off a pre-application for the conversion of a former beauty salon and flat into a single, beautifully considered dwelling in the heart of the Ribble Valley.

Located within a conservation area, our approach is all about balance — preserving the charm and character of the front elevation, while introducing contemporary rear alterations that embrace open-plan living, floor-to-ceiling glazing and balconies to make the most of the stunning views towards the Whalley Viaduct and the valley beyond.

A sensitive yet ambitious transformation – watch this space.

Planning application submitted in Preston ✅

We’ve just submitted a planning application for the change of use from a residential dwelling to a Children’s Care Home Centre — a project that blends sensitive design with social value.

This proposal focuses on creating a safe, welcoming, and supportive environment for vulnerable children, all while retaining the residential character of the area and complying with key safeguarding and planning policies.

Delivering places that support care, community, and comfort is a privilege — and it’s projects like these that remind us why design matters beyond aesthetics.

Now we await a positive outcome from Preston City Council.

Planning Approved in Blackburn! ✅

We’re excited to share that planning permission has just been granted for a first-floor extension with an open car port at one of our new build sites in Blackburn ✅

Due to strict parking requirements 🚗, we couldn’t reduce the number of spaces—so we got creative. By designing an open car port at ground level, we kept the parking provision while adding valuable living space above 🏡✨

Smart design meets practical planning—just how we like it!

Planning Submitted ✅
We’ve just submitted a Change of Use application in Kirkby-in-Ashfield for the conversion of a large 6-bedroom dwelling into a children’s care home for 🏡

The proposal supports much-needed specialist accommodation while being carefully designed to meet planning and safeguarding requirements.

Looking forward to seeing this one progress — delivering quality environments that make a real difference in young lives.
