A quick story I'd like to share...
A client of mine worked incredibly hard to save for a house deposit and finally purchased what they believed would become their forever home. One of the main reasons they chose the property was the potential to extend it in the future.
Fast forward a few years, and they asked me to prepare proposals for their extension.
Unfortunately, during my initial investigations, I discovered that a major public sewer runs through their property. This means any proposed extension would be extremely difficult to approve, as the water authority is unlikely to permit new building work so close to the main sewer.
As you can imagine, this came as a huge shock and disappointment to the family.
Thankfully, we've explored a Plan B, and we're now looking at alternative ways to improve their home.
The lesson?
If you're buying a property with plans to extend in the future, don't just look at what you can see. It's worth getting expert advice before you commit, as hidden constraints can significantly affect what is possible.
A little due diligence today could save you a lot of disappointment—and money—tomorrow.
