⚡ A slightly different job for us this week — back on the Isle of Islay.

We’re continuing the electrical installation on a full house rebuild, working through the final stages of the wiring before testing and completion.

It’s a long way from our usual Leicester jobs, including a ferry crossing to get here, but definitely one of the better views we’ve had from a building site. 😄

An EICR is not a wish list.

A Leicester customer recently received an unsatisfactory EICR followed by a remedial quote of around £2,600.

After reviewing the report and inspecting the installation, we found that a few genuine electrical issues were present, but many of the proposed jobs were not actually required.

The customer asked us to carry out the main electrical work needed: replacement of the consumer unit for £650 + VAT.

An EICR should identify genuine electrical safety defects and clearly separate them from maintenance, recommendations and optional improvements.

If you’ve received a large remedial quote after an EICR, it can be worth getting a second opinion before approving the work.

There is currently a nationwide air conditioning shortage, with many popular systems on long lead times. Waiting until you're already melting usually means fewer choices, longer waits, and more frustration.

If you're thinking about getting air conditioning this year, don't leave it until the next heatwave. Plan ahead, choose the system you actually want, and get it installed before the summer rush.

Probably.

Will it be properly inspected, tested, explained and backed up if questions are asked later?

That is the real question.

An EICR is a safety report, not just a piece of paper for a landlord file. It should be based on the condition of the accessible fixed electrical installation, not guesswork or a quick walk around.

Our standard landlord/rental EICR for properties up to 3 bedrooms is £150 + VAT, £180 total.

C3 is not a fail.
FI is not immediate danger.
And observation coding is not a box-ticking exercise.
