The best one is the one you bought in March.

Once the first proper heatwave arrives, everyone wants AC at the same time. The "best" brand suddenly becomes whatever is left in stock, and installation slots disappear fast.

There is currently a nationwide air conditioning shortage, with many popular systems on long lead times. Waiting until you're already melting usually means fewer choices, longer waits, and more frustration.

If you're thinking about getting air conditioning this year, don't leave it until the next heatwave. Plan ahead, choose the system you actually want, and get it installed before the summer rush.

Can you get an EICR for £79?

Probably.

Will it be properly inspected, tested, explained and backed up if questions are asked later?

That is the real question.

An EICR is a safety report, not just a piece of paper for a landlord file. It should be based on the condition of the accessible fixed electrical installation, not guesswork or a quick walk around.

Our standard landlord/rental EICR for properties up to 3 bedrooms is £150 + VAT, £180 total.

C3 is not a fail.
FI is not immediate danger.
And observation coding is not a box-ticking exercise.
