🏡 A look back at one of our completed projects in Lincolnshire.

I was first appointed by this client during the Covid period, with the project going on to complete in 2024.

The scheme involved demolition of an existing, poorly constructed lounge extension and its replacement with a substantial 1.5-storey extension, creating a generous new lounge and dining space at ground floor level, with a new master bedroom and en-suite above. ✨

Internally, further alterations opened up the existing house to create a much larger open-plan kitchen and living space, completely changing the way the property is used. 🍽️

Externally, the extension was finished with crisp white silicone render, Western Red Cedar cladding and anthracite grey windows and doors, giving the property a contemporary but warm appearance. 🌿

The project was completed to a very high standard, with the clients finishing the interior with an equally considered selection of high-quality fixtures and fittings. 👌

A great example of how a carefully designed extension can completely transform an existing home.

This project has been brought to life by 🪚 RS Building Services 🧱 to an excellent standard.

This extension involved the demolition of a (typically!) almost unusable conservatory, replaced with this multi-functional living/dining space that can be enjoyed all year round, and makes entertaining outside a joy, too 🎯🎭🍔

Thanks to this lovely client for trusting us with designing their ideal space. 🤝🙏

The existing home-built, single glazed timber lean-to is in poor condition 🏚 and not a functional use of space, nor an inviting approach to the front door.

This proposal seeks to introduce a proper boot room/utility with a sink for washing muddy paws 🐾 and a downstairs WC.

It also aims to rationalise & improve the principal elevation by introducing symmetry & using matching materials, while giving a distinct front entrance rather than round the side. 🏠

One day when the oldest turned 12, he anxiously asked his father what was the secret of life. The father replied that he was going to tell him, but that he should not reveal it to his brothers.
—The secret of life is this: The cow does not give milk. "What are you saying?" Asked the boy incredulously. —As you hear it, son: The cow does not give milk, you have to milk it. You have to get up at 4 in the morning, go to the field, walk through the corral full of manure, tie the tail, hobble the legs of the cow, sit on the stool, place the bucket and do the work yourself.
That is the secret of life, the cow does not give milk. You milk her or you don't get milk. There is this generation that thinks that cows GIVE milk. That things are automatic and free: their mentality is that if "I wish, I ask..... I obtain."
"They have been accustomed to get whatever they want the easy way...But no, life is not a matter of wishing, asking and obtaining. The things that one receives are the effort of what one does. Happiness is the result of effort. Lack of effort creates frustration."
So, share with your children from a young age the secret of life, so they don't grow up with the mentality that the government, their parents, or their cute little faces is going to give them everything they need in life.

This brand new, traditional style, 3-bed detached dwelling is receiving the finishing touches, ready for its first owners to move in very soon and make it a home!

This project came to me as a side garden in-fill plot already with extant outline permission. I made some improvements here and there to the design and gained full planning permission and building regulations approval for this valued client.

It has been constructed to a high standard and features electric car charging, well insulated timber frame construction, air source heat pumps, underfloor heating and solar panels.

This message brightened up my day for sure, many thanks to this client for their kind words. 😌

🙌 OUTLINE PERMISSION GRANTED 🥳

This one had its challenges due the new Central Lincs Local Plan that North Kesteven DC have implemented this year.

To save this client time and money, we actually changed the application to ‘all matters reserved’ to include less detail than we first submitted, to get it over the line without shelling out on SAP calcs and energy statments etc.

Now that outline approval is in the bag, we can confidently get the detailed design nailed and go in for full planning and building regs next. Great result.

⌛️Our Whaplode project is nearing completion and is now on the market with 🥳🏠

We took this project on with extant outline permission on a garden in-fill plot. Tweaked and improved it a bit and got full planning permission and building regs approval for our client, local developer La Rose Homes Ltd.
