Some pictures of a porch we worked on in Blackhall:

* Stripped back and removed all rotten joists, OSB boards, and existing cladding.

* Installed new joists, ensuring the entire structure was level and properly aligned, correcting the uneven installation that was previously in place.

* Fitted new marine plywood to the top, providing a solid base for the new felt roof, and installed marine plywood underneath to create a secure fixing for the new cladding.

* Installed new soffits and fascia, ensuring everything was perfectly plumb and level to allow for the installation of the new zinc cladding.

* Fitted new composite boards to the underside and completed the finish with colour-matched mastic around all edges and steelwork for a clean, professional finish

11 Windows we refurbished in Lennox Street.
The work we carried out was:

-Draft proofing each window with new parting beads which include intergrated brush strips.

-Re roping sashes with new wax sash cord.

-Sill Replacements/rot repairs.

-Renewing the sand mastic with new buff sand mastic.

-Making sure all windows are operational and working as they should.

Six Windows we recently refurbished and draft proofed in East Linton, now looking as good as new now. We also manufactured and fitted two skylights in the attic.
Some of the work we carried out was:

Fitting new parting beads which include intergrated brush strips.

Fitting new baton rods which include intergrated brush strips.

Re roping all sashes with new wax sash cord.

Replacing rot on cases (half sills, pulley stile and outside facing).

Replacing broken glass.

Making sure all windows operate as should.

Fitting new brass ironmongery (locks, handles, height restrictors and hinges).

Reinstating the easy clean/simplex system so windows can swing inwards for maintaince.

Wall Panneling fitted today.

We carried out decorative wall panelling and dado rail installation throughout the hallway, staircase and landing.
Setting out and fitting dado rail and mouldings to create a clean, symmetrical finish.
Special attention was given to ensuring the design flowed consistently with the rise and run of the stairs for a seamless look.

A roof we removed and rebuilt in Peebles. We originally went down to carry out some repairs as a tree has fallen onto the roof but soon as we removed the sarkin we found dry rot throughout the roof, the work we carried out was:

* Removed existing roof materials including flashings, gutters, sarkin, joists and rafters.

* Rebuild roof structure with new treated timber framing, including rafters, ceiling joists, ridge beam, bracing, and structural supports.

* Fitter new roof sarking and then covered to make water tight until roofers begin.

* Repaired full affected ceilings and internal areas, including reframing, sheeting in plasterboard and insulating the full area below the roof.

Wall Panneling fitted in Penicuik this week.

We carried out a decorative wall panelling and dado rail installation throughout the hallway, staircase and landing.
Setting out and fitting dado rail and mouldings to create a clean, symmetrical finish.

Recently completed project in Glasgow.

Our team carried out a full refurbishment and upgrade of 37 sash and case windows, including the installation of new double-glazed sashes throughout the property.

Below are some images of the completed work, along with an overview of the refurbishment process and repairs undertaken:

• Removal of existing parting beads, baton rods, sash ropes, and counterweights.

• Installation of new counterweights to suit the upgraded double-glazed sashes and re-roping sashes with new waxed sash cords.

• Fitting of new parting beads with integrated brush-strip draught proofing to improve energy efficiency and reduce drafts.

• Fitting of new baton rods with integrated brush-strip draught proofing to improve energy efficiency and reduce drafts.

• Comprehensive timber repairs carried out throughout the project, including the removal of rotten timber and replacement with new treated wood. While some windows required only minor repairs, others needed more extensive restoration work.

• Replacement of damaged or broken pulley wheels with new to ensure smooth window operation.

• Reinstatement of the easy-clean/simplex system, allowing all lower sashes to swing inwards safely for cleaning and maintenance.

• Installation of new brass ironmongery across all windows for a high-quality finish.

• Full operational checks completed on every window to ensure smooth functionality before handover.

A great restoration project that has significantly improved the appearance, efficiency, and usability of these traditional sash windows while retaining their original character.

Garage Conversion we recently finished in Penicuik. A great transformation that’s turned an underused garage into a comfortable and practical living space.
Here’s a breakdown of the work carried out:
• Removed both existing garage doors
• Built new frames and installed modern windows in keeping with the rest of the property
• Cut out two new door openings and fitted doors complete with standards, facings and handles
• Strapped and sheeted the ceiling, allowing for downlights installation
• Boxed in the boiler and created a neat, accessible cover
• Boxed in exposed pipework
• Installed internal window to sills
• Fitted skirtings throughout the room
