Most homeowners quote the 8-week statutory period (13 for major applications) like it's a guarantee. It isn't. It's a clock, and it only runs while your file is complete.

The moment a case officer has to request further information, a missing drainage note, an elevation that doesn't match the plan, an unclear boundary, that clock effectively stalls. This is the single biggest reason applications run long, and it has nothing to do with council backlogs.

The applications that move fastest aren't the simplest schemes. They're the most complete submissions: full dimensions, a materials schedule, a Design & Access Statement that answers the obvious questions before they're asked.

We build every submission that way by default. Not because it's clever, because it removes every reason for someone to stop the clock.

Save this before you submit. If you want a second pair of eyes on your drawings first, send us a message, link in bio.

Granted, subject to one condition: every replacement material had to match what was already there.

A rear timber-framed wall and the roof coverings, front and rear, had deteriorated to the point where repair couldn't wait. Because the property sits inside a Conservation Area, that repair wasn't just a building job, it needed planning permission, and it needed to prove the replacements would match the existing brick, texture and colour before the work could be signed off.

Permission was granted on 14 August 2026, subject to that one condition: nothing modernised, nothing that reads as new. Matched, brick for brick.

That's what a Conservation Area actually asks for, not a ban on repairs, but repairs that stay invisible.

Comment PLANNING and we'll send you the checklist for working on a period or Conservation Area property, what to check before you touch it.

Site survey complete. Works already underway.

A town centre building stripped back to its bones. Timber, brick, render. Every element assessed and documented before a single decision was made.

Where existing fabric could be retained, it was. Where decay was too advanced, the decision was recorded and removal carried out with consideration.

Conservation area. Complex brief. More to follow.

Planning approval is only part of the process.

Detailed construction drawings are what allow your project to move forward with confidence.

I prepare coordinated Building Regulations packages, ensuring compliance, clarity and technical precision before work begins on site.

From structural coordination to specification and detailing, everything is drawn with buildability in mind.
If you’re ready to move from approval to construction, let’s make sure the details are right.

Every project starts with an idea.

The real challenge is turning that idea into something that can actually be approved.

I prepare clear planning drawings and manage the submission process for extensions, loft conversions and new dwellings — guiding you from first concept through to decision.

No unnecessary complexity. Just a structured approach and steady support throughout.
If you're unsure where to begin, let’s start with a conversation.

During construction, we actively support the project as it moves on site.

This can include responding to technical queries, issuing clarifications, and coordinating with consultants to ensure the approved and detailed design is correctly implemented.

The aim is to help maintain design intent and avoid unnecessary issues during construction.

Clear communication at this stage supports a smoother build process.

Once planning is approved, the project moves into technical design.

At this stage detailed drawings are prepared to demonstrate compliance with Building Regulations and to support construction. This includes coordination with structural engineers and other consultants to ensure the design is clear, accurate, and buildable.

Technical design bridges the gap between approved drawings and on-site construction.

At this stage the developed design is prepared for submission to the local planning authority.

This includes producing the required drawings, supporting information, and coordinating with consultants where needed. The aim is to clearly communicate the proposal and address relevant planning policies and constraints.

A well-prepared planning submission helps reduce delays and increases the likelihood of approval.
