Fire safety is a real issue in HMO’s and what investors don’t realise are the liabilities that come with it, “pink foam…sorted! Pink board….sorted!”

That is not the case! Workmanship and a planned fire strategy is crucial when working with HMO’s, the need for compliance is crucial to not only protecting lives but protecting the property owner in case a fire does occur and the worse happens.

These are real issues and legislation is there for a reason!

What does finding concrete walls in a house mean?!

Well the likelihood it is non-standard construction. This does not mean a no go one bit!

There is stigma about non-standard construction and it is harder to finance with lenders however they are usually more of a bargain in terms of the overall price!

Ensuring a level 3 survey is carried out as it is crucial to understand if anything has been done to compromise the structure as most builders will treat it as a normal house ❌

There are many kinds of non-standard construction homes and each one has its own properties, so be sure to make sure your surveyor knows what to look out for!

As the client you are ultimately responsible for the safety of your site as your are meant to be hiring competent contractors.

The site management is of course down to the PC however, if it is clear then PC is not competent then the client may be held liable if something was to happen!

Even on smaller builds health and safety laws apply, getting professional eyes and ears in your team is crucial to protecting your project and yourself 🧐

Cracking in buildings is nothing new, when it happens in the construction phase the questions are why?
This project appears to have a crack (not caused by the scaffold before anyone says 😉) in the brickwork. It’s likely related to the weak junction detail of the block work and brickwork.

If it’s cracking now imagine what happens in a few years time?!

Quality in construction needs to be raised and it starts with quality design! ✍️

Fire compartmentation, how crucial is it in the event of a fire?

Having correctly constructed fire compartmentation means that the if your trapped in a fire the fire brigade generally know how long they have to execute an evacuation, this and numerous other measures is all designed to keep you alive!! 🙃

Pink foam is often used as a fix it all means of fire compartmentation in the construction industry where it does have its uses it has to be used in the right circumstances!

They are designed into walls to prevent cracking occurring in the wall, they are designed to different distances depending on the material used

As some of the keener eyes may notice the lower part of these has been done retrospectively as we identified them to be missing from the construction and design!
