Worried about handing your plans to a builder and hoping for the best?

That’s an understandable concern, particularly if you’ve heard stories of unclear quotes, unexpected work or disagreements once a project is on site.

Good technical information helps everyone understand what has been designed. Building Regulations drawings go into the construction details, and other specialists can be brought in where the project calls for them.

Drawings alone can’t promise a trouble-free build. They can give you and your contractor a clearer starting point and help you ask better questions before work begins.

Why measure your home before designing an extension?

A project may need input from a structural engineer, an energy assessor or other specialists. Planning officers and Building Control may have questions too.

MJB can coordinate the information and the people involved as the project moves through survey, design, planning and Building Regulations. You know who to speak to, and the different parts of the work are considered together.

The support needed varies from project to project, so we’ll explain what we can take care of when we discuss yours.

At MJB, we work closely with structural and civil engineers, electricians, and fire and security specialists. Each brings knowledge from a different part of construction, and working alongside them helps us recognise things that might otherwise fall outside our usual remit.

It means we can raise questions with clients earlier, while there’s still time for the answers to shape their decisions. It also helps us coordinate the work across different disciplines, so the project can move forward efficiently and with costs considered along the way.

Sometimes, the best site visit is the one you don’t have to make.

A Matterport virtual tour lets you move through a space remotely and get a better sense of its layout than you can from a handful of photographs.

It can be useful for reviewing an existing building, discussing design ideas with a project team or showing a space to people who can’t visit in person.

At MJB, we use Matterport to create walkthroughs that people can return to when they need another look.

Why do we complete a measured survey of your home before we start designing?

A measured survey records what is already there. Those dimensions feed into the design, planning drawings and the technical work that follows.

If the starting information is wrong, it can mean revisiting a design when an existing wall, opening or level isn’t where the drawings say it is.

We use survey equipment, including our new scanner - FJD Trion P2, to build a detailed record of a property before designing changes to it.

It’s something we hear when a project is just getting started.

The drawings matter, but they aren’t always the whole job. Depending on what you’re planning, we may need to survey the building, prepare a planning application, develop construction details and coordinate information from other specialists.

That work helps answer questions before they become problems on site. It also means you know which services are included in your proposal and which may be needed later.

It might be the way daylight reaches a room, how an old building is adapted for a new purpose, or how a design responds to the site around it.

For World Architecture Day, we’re thinking about the decisions that happen long before construction starts. A good design has to make sense on paper, meet the relevant requirements and work in real life.

How much of an old building should be kept when it’s given a new use?

It’s a question we face on heritage projects. We start by understanding what matters about the building, then look at how it can work for the client and what the project can realistically afford.

That can mean making difficult decisions. Keeping every detail isn’t always possible, but changes should be made with a clear understanding of what they affect.

Finding the right balance between conservation, the client’s plans and the practical costs is one of the most challenging parts of this work.

We’re hiring a Junior Architectural Technician to join our team in Chesterfield.

From residential extensions to commercial projects, you’ll help prepare drawings, develop designs and support planning applications, with opportunities to get out on site too.

You’ll need practical experience with AutoCAD or AutoCAD LT.

Ideally, you’ll have 1–2 years’ industry experience, but we’re also keen to hear from candidates with good technical skills and a willingness to learn.

You’ll have support from an experienced team and opportunities to develop your skills.

Can a house number become a piece of public art?

As part of a planning condition for one of our Sheffield projects, our client commissioned local public artist Marcus Method to design nine individual house numbers for nine new-build homes.

Inspired by local landmarks, history and the surrounding area, Marcus created nine unique designs that give each property its own identity while connecting the development to its Sheffield surroundings.

We helped coordinate the process as part of discharging the planning condition, with all nine designs now approved by the Local Planning Authority.

We love collaborative working, and this is a brilliant example of planning, architecture, local identity and creativity coming together.

A huge thank you to Marcus Method for his fantastic work. We can’t wait to see the finished pieces in place.
