Trafalgar Street progress update.
Thomas did a walk-around of the project while Kelly came down to film, giving a proper look at the amount of work that’s been going on behind the scenes.
So far we’ve scratch coated with a 3:1 mortar mix using waterproofer and SBR, scratched it off, then applied 2 coats of tanking slurry followed by a coat of Render Lite. We’re now thermal plasterboarding all external walls.
We also had the structural engineer out to inspect some heavy cracks and historic movement. From that, strapping details were designed to tighten the building up properly, including ceiling and floor joist restraints and 90° corner straps.
The opening into the kitchen was originally formed with rotten old timber beams, so these have now been replaced with concrete cast lintels. We’ve also dropped the ceiling heights throughout, framing everything out in 4x2 CLS and boarding with 12.5mm gypsum for the new ceilings.
At the rear, the old flat roof has been replaced with a new mono-pitch roof finished in Double Roman tiles, along with new uPVC and gutters. Both chimneys have been fully pointed and re-haunched with new lead work all round, and the house gutters — which caused a lot of the original problems in the first place — have all been repaired or replaced properly.
1st fix plumbing and electrics are now complete too.
A lot of this work will be hidden once the job is finished, but this is the stage that gives the building the strength, stability and backbone it needs.
