A kitchen. A bathroom. Two mechanical extract points.

But those two points may need to provide continuous ventilation for the whole dwelling.

That’s one of the challenges housing providers can face when introducing dMEV into existing homes.

The article uses the example of a three-bedroom home with a whole-dwelling continuous ventilation rate of 31 l/s. If two conventional 100 mm dMEV fans are each delivering around 10–12 l/s, their combined airflow could be approximately 20–24 l/s.

It highlights an important point: specifying dMEV isn't simply about whether an individual fan works.

It’s about whether the available extract points can collectively deliver what the whole dwelling requires – in a way that works for the resident too.

Awaab’s Law comes into force in Scotland today – 6 October 2026.

The new requirements apply to social and private landlords and introduce clear statutory timescales for dealing with damp and mould:

🔍 Investigate within 10 working days
📝 Provide a written summary within 3 working days
🔧 Where substantial damp or mould is found, commence repairs within 5 working days
🏠 Social landlords must complete the required repair work within a maximum of 20 working days from commencement.

But importantly, it isn't just about removing mould.

The Scottish Government guidance states that repairs should tackle the root cause and help prevent the problem from recurring. It specifically highlights inadequate ventilation as a potential contributor to persistent damp and mould.

This makes effective, maintainable ventilation an important part of the conversation.

When specifying ventilation for existing social housing, should we start with the fan – or with the dwelling?

Existing homes can present very different challenges to new-build properties. There may be limited extract points, existing ductwork and practical restrictions on what can be installed.

So before choosing a dMEV fan, we need to ask:

1) What does the dwelling actually require?
2) What airflow needs to be achieved?
3) How many suitable extract points are available?
4) What will work with the existing installation?
5) And will the solution be acceptable to the tenant?
