Heat exchanger cleaning!!

On drum-type heat exchangers, I will always give them a clean at service time. Vaillant and Viessmann in particular are getting more picky about the services being done properly. Keep your warranty valid - get a proper boiler service.

The one in the picture is a Viessmann which was 10 years old and this is the first time it's been cleaned πŸ€¦β€β™‚οΈ but with the right tools, they come up good as new.

All the jets are in the wrong burners. The big one hardly emits a flame. One of the medium ones goes like those beacons in Lord Of The Rings. And the smallest one is full of dirt so if you turn it down, the flame goes out πŸ€¦β€β™‚οΈπŸ€¦β€β™‚οΈπŸ€¦β€β™‚οΈπŸ€¦β€β™‚οΈπŸ€¦β€β™‚οΈ

Never a dull day...

Pigeon fell down the chimney. Customer removed most of the fire but (correctly) called me when they realised there was a live gas pipe that needed to be disconnected.

I christened the pigeon Anton (iykyk) and set him free. He seems fine.

The customer actually never uses the gas fire so that was decommissioned at the same time. And I found a leak on the hob pipework whilst doing my safety checks, so that got fixed too.

Not glamorous. Not shiny. Not clean. But important!I like solving problems. I'd much rather be making things work proper...

I like solving problems. I'd much rather be making things work properly than (for example) doing tiling. Lovely tiling looks *much* nicer on social media, but it doesn't make me tick. (Which is why I have a very good tiler who I employ on bathroom projects.)

This job was done in conjunction with SWR Property Management Services - their block management department looks after this lovely 16-flat block in Clifton. They have recently taken over the block management, and discovered a "cavern" under the property with 16 stop taps, one for each property. But they were all leaking, seized, not working, or all of the above. To make things more difficult, they were all piped in 70s black alkathene pipe.

I coordinated with Bristol Water to have them on hand in case I broke the main shutoff for the block (I didn't, but it hadn't been used for at least 13 years, so better safe than sorry), then replaced all 16 with new Philmac versions. After that I went door-to-door and identified which stopcock shuts off which flat. So the block now has working emergency shutoffs for every individual flat. A good day's work!

Occasionally I work for a facilities management company that looks after a nationwide chain of dentists. There is a strict response time for any issues to be addressed because the financial consequences of a whole surgery having to shut down for any length of time are massive.

In this case I got the initial call at 4pm on the Tuesday - the main boiler for the surgery had been shut off because it was unsafe. An emergency replacement was needed. I had the new boiler installed and commissioned within about 20 hours - in a town 75 miles away. Quite proud of myself for this one!

I was originally planning for this to be another "saving a boiler, no need to replace" post, but sadly, lazy servicing meant the previous boiler was terminal.

It had been "serviced" every year by a well known local company. I came to it to replace the plate heat exchanger, but on my way to taking that part out, I found that the system filter was absolutely full, the condense trap had never been cleaned, and the system had been run without any inhibitor chemical. The main heat exchanger in the boiler was blocked with sludge and it was kettling like mad (water boiling in the heat exchanger).

There was nothing for it but to replace the boiler, after giving the system a VERY thorough flush. Check out the colour of the water when it came out!

New Viessmann 050 installed with a 10 year warranty.
